Summary:
Welcome to River Hill Ranch, a breathtaking rental in Blanco, TX! The house sits on 156 acres & is an old late 1800's barn from upstate New York. A 4 bed/3 bath, perfect for 10 guests. There is no comparison to the hill country, enjoy the beautiful views on the front porch with a cup of coffee! We have 20 Texas Longhorns roaming the property & it's truly a one of a kind experience to see them. There is a great kitchen & living area for your family/friends to enjoy & make memories!

- 3 bedrooms with queen size beds and 4th bedroom with a twin trundle bed + 1 queen size sofa bed in the living room (6 beds total)
- 3 full bathrooms; 2 with walk-in showers and 1 with a bathtub (soaking tub with a hand held shower)
- Full kitchen with Keurig and dishwasher
- Gas indoor fireplace
- BBQ grill/smoker available (please BYO charcoal and note: only one green egg smoker is available for use)
- Outdoor fireplace is wood-burning with gas starter + wood burning fire-pit (please BYO firewood)
- 1 Smart TV in the living room
- You have a great view and front access of the South Fork Blanco River. Please be cautious of your surroundings.
- You're welcome to enjoy activities such as swimming, fishing, kayaking, and paddleboarding in the river. Please note that we do not provide equipment like kayaks or paddle boards, so you will need to bring your own. The river depth can range from 8 to 16 feet, but this can vary depending on the rainfall. Keep in mind that water levels fluctuate regularly due to weather conditions and seasonal changes, so we cannot predict the exact depths.
- Roaming is NOT permitted. We've received complaints from the neighbor in the past, and guests are only allowed to walk within the wooden gate area surrounding the house. Please refrain from walking in any areas outside the gates. Thank you for your understanding!

- This property is suitable for children/infants.
- This property is pet-friendly. There is a pet fee of $45 per pet/per night + taxes, and up to 2 pets only with a 45 lb limit. Pet fee is not automatically included in the total, it's added after booking is confirmed. Pets must be kenneled when left unattended inside the home. Please pick up after your pet. Please have pet(s) on a leash, if outside.
- There is wildlife on the property, please be cautious. Don't allow pet(s) near wildlife animals. The longhorns don't go near the house, but please know they roam the property freely. Do not approach or feed longhorns. Longhorns should remain outside the wooden fence around the house.
- No hunting or shooting of any kind is permitted on this property. Firearms and target shooting are strictly prohibited.
- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.
NO parties, weddings, events, etc. If the house rule is broken, you will be fined $200 (also shown under House Rules)
- The neighbor takes the trash out every Monday (sometimes in the morning or afternoon) for the garbage can located outside the house. Trash pick-up is on Tuesday mornings by the city. Please don't be alarmed, the neighbor is only there to perform this one task.

The house is very nice and has many conveniences such as a wine fridge, large ice maker, comfy bedding, fire pit and outdoor seating. It’s not a large house but the design makes good use of space and the back porch is large with beautiful views. One thing to note, the road to get to the house is a bit of a drive and is very graveled with lots of big rocks—I would not want to drive a sedan or vehicle that sits low to the ground. Easy walk to the river to fish although we couldn’t get many bites. Be sure to bring laundry supplies and coffee for Kuerig if you want that. Host was reaponsive and helpful.

This property was an exceptionally lovely retreat to relax in after the busy holiday season. The firepit/grill area provided hours of fun, roasting marshmallows and cooking steaks. The house is beautiful and had everything we needed, from the kitchen to the game cabinet. The wandering longhorns were visible every day of our trip and made for even more beautiful views from the porch. We had such a wonderful time and can’t recommend this property highly enough!

The property was perfect for our annual gathering...good lay-out, comfy bedding, beautiful scenery....loved our porch time!
Only down-side was lrg. frig had an issue with door seal, which affected proper temperature inside frig.
Also had issue with multi-cup coffee maker, but property mgr. was very responsive and replaced the unit.

We enjoyed our stay. We fished in the river that runs behind the home. Made s’mores in the outdoor fire pit. We were delighted when we saw the longhorn on the property. Bedrooms are small but clean and comfortable. Kitchen is fully
Stocked but we did have to buy sponges and kitchen towels. It was nice to unplug and enjoy family time cooking, watching movies, dancing and playing games. The location is great for visiting New Braunfels, Luckenbach and Fredericksburg. We did have a minor ant invasion in one of the Kids suitcases but hey, she learned how to use the washer! If you love the outdoors, you will love this beautifully decorated home.
