We were a party of 10 (3 generations, 6 adults and 4 children ranging from 11 to 15). We could make the sleeping arrangements work for us. The master bedroom on the upper floor is nice and has a dedicated bathroom. The second (small) bedroom on the upper floor has a bunk bed that shakes quite a bid when an adult on the upper level turns around. The second community bathroom on the upper floor must be used by the people in the second bedroom. It is next to the bedroom.
On the lower floor you have two bedrooms, an entertainment room with 4 bunk beds and only one bathroom to be shared by up to 10 people (based on the number of beds and their capacities). Even for 6 people (that we had on the lower floor) the one bathroom can be a bottleneck. There is also the laundry room with two sets of almost commercial grade washers and dryers which is really nice.
The kitchen is spacious and in general well equipped. What was missing for us were more real glasses (there are some). There are plenty of plastic cups, but we don't enjoy drinking alcoholic beverages from plastic cups. Also, there are no place mats.
The main dining table has just 6 chairs. There is a small table in the kitchen.
Outside (in front of the house and in the backyard) you have more seating opportunities that are really nice and enjoyable even in August. The fireplace and jacuzzi in the backyard are great.
The house is located close to US 191 with shops and restaurants that are within walking distance. Although close to the busy US 191 it was not loud. That makes it a very convenient location.
Similar rentals we have stayed at have USB ports (A and C) to charge electronic devices. You have to bring your own chargers.
There are many helpful instructions in the house. Shae was very responsive and willing to assist.

We had 9 women in our group. Great location, within walking distance to town & 15 minutes to Arches! Clean & felt very homey. We loved the hot tub & the great room!

This is a gorgeous and spacious home with all the amenities. It had everything our group of 12 needed for comfort as our home away from home. The hostess was responsive and the instructional booklet useful and welcoming. The only thing I would have changed was more bathrooms! I knew going in there were three but for a 15 person capacity it would be nice if there were more. It is difficult to find a rental with complete perfection and it worked for us. More important was the spacious living quarters and the outdoor space including hot tub which for us is a necessity! I would recommend this listing.
