We left just two days ago. On our first morning, we watched as a herd if Elk slowly moved past us along side the river as they grazed on the leaves of the trees. This location is absolutely amazing. There is a gas fire table beside the river and a hot tub. The unit itself is beautifully decorated with lots of areas to sit and book shelves full of books. We spent our time in RMNP hiking during the day and only wish we had more time just hang out and relax along the river.

My friends and I booked this for a girls trip mountain getaway and we loved it! The hosts were very friendly, the apartment was nice and clean when we checked in, and it’s in a great location! Very close to town but you still get the feeling of being out in nature with a beautiful view. Our favorite part was the hot tub!

The rental was absolutely beautiful. The place was very clean and had everything we wanted. The beds were all comfortable. The hot tub and river view were fantastic. The owners provided small details and communication that made our stay even better. A few things to note are that it is the owners lower level but we could not hear them at all, there is only one bathroom which worked fine for our group, and the kitchen is not a complete full kitchen but could easily cook in there small appliances and heat anything up in the toaster oven, microwave, or air fryer. We would definitely recommend staying here!!!! Do not hesitate!

First off, the owners are extremely nice and the location of this property is great. It was just a 2 minute drive to downtown Estes and just minutes away from the entrance to Rocky Mountain National Park. Additionally, this property is indeed right on the beautiful Fall River - like you could almost spit into it from the deck! Here is my problem though - as the listing states the owners do live on property and this rental unit is actually just their finished basement. When they are home, you can definitely hear them walking right above us. Moreover, I booked this property because I wanted to be on Fall River AND have a private hot tub. Unfortunately this hot tub sits a mere 15 feet from the owners massive picture windows that look right over the hot tub and deck! Needless to say, my wife and I decided not to use the hot tub during our stay. Even sitting on the deck felt strange - like they could be looking out at us (I am sure they weren't but it just felt weird). I have booked a number of VRBOs in the past and this was the least "private" of any property we have stayed in. In the end, I think it would be much more transparent if the listing said that this property was actually the owner's finished basement. In other words...this property was kind of like a Bed & Breakfast, just without the breakfast!
Lastly....the listing mentions this at the very end but please note...the entrance to this property is all the way around the back of their house and there is no paved sidewalk to access - you are literally walking over gravel and un-even rocks so any roller suitcase won't work and be extra careful coming home at night.
