Beautiful private Fountain Hills home situated on an acre lot and features mountain views! This house is perfect for large families or a group of friends looking to relax and enjoy AZ! Home features include heated pool, hot tub, game room, and fully stocked kitchen. Huge master bedroom retreat with separate sitting area and access to backyard. Great location just minutes to downtown Fountain Hills and Fountain Park. Great area for golfing, hiking, and other outdoor activities.

NO Loud Parties or Disruptive behavior will be tolerated. It's ok to have fun at this house but it must be done in a respectful way. We expect you to treat it as your own.
Booking Party must be a minimum of 25 years of age.
No local bookings with out prior consent or at least 3 5 star reviews.
Ring camera on the front of the home for guest safety and security of the property. No cameras in home or anywhere in backyard
If traveling with children 6 years of age and under please notify management for a pool safety notice.
Pool can be heated for an additional $75 per day or $350 per week. Must notify manager at least 72 hours ahead of stay.
Guest access
Guests have the entire home to themselves. There is no shared spaces here.
Other things to note
IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA’s and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.
(b) Bedroom and Bedding Setup. (OPTIONAL)
* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and cleared for occupancy.
* All requests for early arrival and late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival updates, and the day before your departure to get late departure updates.
* Safety & Security Violation Fee: Our arrival protocols and systems are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property before receiving full authorization to occupy the property.
