Comfortable and spacious room, decent shower, good towels, fair hospitality tray - milk in fridge a great touch - on-site parking, excellent price.
Separate bathroom (though it was private, as in for me only), a longer walk into town than I had anticipated, no breakfast option (I realise this couldn't be helped, and there were useful recommendations provided with the guest info pack).

I didn't like that you had to leave the room to access the toilet and that the toilet was tiny, smaller than a motorway services toilet, The whole place was very obviously undergoing refurbishment with signs stating that fact.

My brother was very pleased with his overnight stay at Owls Roost. The location is ideal for friends or family visiting residents of Stowmarket or Stowupland. There is allocated off-street parking and the property is on a quiet residential road. The room was very clean and comfortable and had milk & juice in the fridge.

The mini fridge was great as was the complimentary milk & juice as I hate the tiny pots you get in most places!
The instructions for self entry, use of equipment & expectations were clearly displayed.
The wicker chairs despite lots of cushions weren't very comfortable. I ended up sitting on the bed if I was in the room which wasn't ideal. A small two seater sofa would be nice. As I only stayed two nights I didn't need the large wardrobe which if the dressing gowns hung up on the door could be removed to allow space for this.

Toilet was outside of the room in the hall. I understand 'private bathroom' differently.
Nobody at all to serve breakfast and nothing fresh, like milk and bread for toast, left out for me to make a breakfast.
It was self checkin and the host was absent for the whole of my stay. Being elderly I felt very vulnerable in the seemingly empty house. For an 80 year old the house itself was not within walking distance of a pub or restaurant so I could not eat an evening meal .
I do not understand why this property has been rated over 8 and I find the basic description very misleading.
This is the first time I have had such a disappointment through Booking .com.

Bed was comfortable
The listing says private toilet. But the toilet is still in the public hallway. Anyone can use it. To access you have to make sure you are appropriately dressed, unlock your room and leave your room. As a guest it’s not the same having access to your own loo within your room. Also the room was covered with laminated notes everywhere. Very tatty looking and strange. Why not just make a manual. There was even a laminated A4 sheet inside the shower. Which had not much power at all.

I didn't have breakfast. The location was very good for visiting my daughter in Stowmarket. I liked that I could park safely off road. It was easy to let myself into the property and room with easy instructions. Everything was very well signed and well explained. The room was very comfortable, clean and cosy.
I would have preferred the toilet to have been in the bedroom with the shower and wash basin but realise this isn't possible. There wasn't anyone around using the kitchen or breakfast room so I felt ok crossing the hall to use the toilet. I think I would have felt less comfortable if people had been around but not a huge issue.

Quiet location, comfy bed and adequate room facilities.
Breakfast. We liked that we could help ourselves anytime from 8.00 - 10,00am. But cereal, yoghurt and fruit selection was very limited, some slices of bread were mouldy, and only instant coffee.

Mattress on bed needs changing as it has a ridge in the middle where others have slept either side. No en suite so had to walk across the landing to use the facilities

Very nice room (called a "suite" but just a large room, really) with pleasant furnishings, pictures etc. Plenty of space to move about.
Just needs a chair for sitting at the table for those who need to use a laptop.

Good breakfast. Location disappointing
It felt very strange to know that, though we were able to be seen (on CCTV) by our hosts, they did not deign, even to greet us at breakfast time. It gave the place a strange ‘spooky’ feel!

Good location for my needs. The room was excellent with facilities to help with working in the evenings, a spacious and well appointed room, very comfortable and private with no noise or disturbances. All in all a very good expereince and one that I have marked for future visits to East Anglia.

liked how easy stuff was to find and some of the extra touches for those in all different walks of life
breakfast stuff wasn't replenished on day 2, tv aerial cable could have been run around the edge of the room to save trip hazards, given the price per night of the room thought it was odd to ask for extra money for electricity, if its important to have 2 parking spaces out the front then it would have been handy to have something to signify 2 spaces.

The breakfast was supposed to be for 2 people for the 2 days, but a couple of items were finished in day 1 and not replaced which was disappointing.
Our friends in the king -sized room had different breakfast items and also ran out of some of them on the first day.

We were due to arrive early, and every effort was made to assist us. Communication was excellent 👌. This was a rare find, a real home from home feel. For the cost, I defy anyone to find a comparable stay. Our room was a king with a private ensuite & was absolutely everything one would need for a short term stay. Very clean, warm & comfortable. I am very fussy with regard to complimentary toiletries & was chuffed to find vegan friendly, high quality body wash. We absolutely loved the breakfast room. 1stly the decor which was a tribute to vintage Suffolk. The continental offering far surpassed all expectations and bettered that offered at a number of 4* plus properties we stay in on a regular basis. Cereals, an assortment of different breads/ pastries, a plethora of homemade conserves, together with cheeses , fresh fruit & juice. If we visit Suffolk again, we would not hesitate to stay here again.
I can think of nothing off-hand. The homemade conserves even ensured that I didn't miss my marmite.

Cramped and over-busy lay out of the accommodation room. Bed comfortable,but too large for the room size. Window blind pulley cord working poorly. Inadequate provision for men's electric shaving.

It was a convenient place to stay for a night; about a 15 min walk to the station.
The ad said there would be breakfast in the dining room but it was unavailable as it was under repair. I’d requested for a 3PM check in which was accepted by the hosts but the keys weren’t available then. I had to call them up so they could come unlock the property
