Cancellations must be made in writing and received by Beach Retreats on or before the 60-day deadline.
$500.00 deposit due at booking.
For reservations 21+ nights or $20,000+ → 10% deposit due at time of booking.
Final payment due 60 days before arrival; once paid, it's non-refundable.
Extended stays (over 2 weeks) or bookings over $20,000 → Full payment due 90 days before arrival; once paid, it's non-refundable.
Third party travel insurance cost is due at time of purchase
Third-party travel insurance purchased through Beach Retreats is non-refundable.
If the Guest needs to shorten their stay or change to a different property, it must be done outside of the 60-day cancellation period, or normal cancellation rules apply. No changes are permitted during the stay.

This may have been the nicest property I have stayed in. We had 4 couples in town to celebrate my wife’s bday and none of us have been to AMI. The majority of the day we were in the pool, listening to music on the whole house Sono’s and enjoying the weather. The dedicated ice machine was fantastic.

From start to finish, the management team was incredibly responsive and attentive—they even went out of their way to deliver a large crockpot for us, which was so appreciated.The kitchen was very well equipped with everything we needed, making it easy to cook and enjoy meals together. The location couldn’t be better—just steps from Tampa Bay with beautiful water views, and within walking distance to Pine Street where there are so many great shops to explore. We also rented a golf cart for quick trips to the beach, which made getting around so easy and fun—we would definitely do that again!The home itself is stunning, with amazing balconies and a rooftop terrace that made for perfect spots to relax and take in the scenery. The outdoor space truly sets this property apart, featuring a beautiful heated pool, hot tub, plenty of seating, a smart TV, and even a putting green.Inside, every detail has been thoughtfully considered. Each bedroom and the family room are equipped with smart TVs, and the automatic lighting throughout the rooms and staircases adds both convenience and a modern touch.The home was beautifully decorated and impeccably clean. You can tell no detail was overlooked. We would absolutely stay here again and highly recommend Tip Sea Turtle to anyone looking for a relaxing and luxurious getaway!⸻

This property is the absolutely the best equipped, clean, impressively layed out house we have ever stayed in. The kitchen gadgets, cooking pans were immaculate, we loved the grill on the back deck. Beautiful views from the top observation deck, the bedrooms were spacious and the bathrooms were incredible. The hot tub and the pool were amazing! Loved every second we were at the TipSea Turtle. Already planning our return
