The home boasts two master bedrooms downstairs, and private bathrooms as well as closets in all bedrooms. The glass doors that open onto the large, covered porch make for incredible views of Heritage Oaks surrounding private river access. Splash in the private pool and lounge on the back porch/sun deck, which features a second refrigerator, an outdoor sink and bar seating. Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom
***Effective 1/1/24, FPRH/FSRH will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.
***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the FPRH/FSRH website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to FPRH/FSRH, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. We had 5 separate families. We call our group our framily because they are our friends we’ve all adopted as family. This house was perfect! The walk down to the river was gorgeous by the house. It was a little steep due to flooding risks, but it wasn’t that bad and the toddlers could do it without issues. The beds were comfy. The dining table and the living area was perfect for everyone to hang out during meal times. The AC was AMAZING! We’ve stayed at some places where we’re sweating the whole time. But NOT this home. I want that AC at my house! The pool was nice. The only problems we had were the back door was difficult for the kids to use. But again, still manageable. The other was how slippery the back patio got when it got wet from swimming or rain. We had several slip and falls. Luckily no big injuries. But do not wear shoes and walk slowly. There is a rug that helps, but by the outdoor table and kitchen by the fridge gets really bad. I would recommend they fix that.

Accommodations were super and Frio Ridge Retreat was spotless. The facility was well stocked and the kitchen was very well stocked. Everyone was very complimentary of the beds. Pool/patio were super along with shuffle board and ping pong table.
