1) While this home accommodates up to 20 guests, only the number of guests listed on your reservation will be permitted at the property. When booking on Airbnb, the system initially allows you to book for up to 16 guests. After booking, you MUST click “edit reservation”, increase the group size to the correct number of guests, and pay the additional guest fee of $75 per person per night for your additional guests (up to 20 total guests) to confirm your booking.
2) This property is the perfect home base for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Disruptive party groups are not permitted.
3) The pool can be heated to 85 degrees and there is an additional fee of $200/day (plus tax).

The property was perfect for our family's three day celebration. Since the house provided everything we needed and since we do not see each other often, we never left the property. The kitchen was very well stocked (including spices, coffee filters, etc.) but could use a few more wine glasses (2 on site) and the ice maker was on the brink. Other than that, the house was clean. The beds and pillows were very comfortable and the bath and pool towels were of high quality and soft...not the rough scratchy kind. We felt we were living in the lap of luxury. The photos online are spot on, but did not do the AMAZING view justice. The poolside sunsets were a favorite! We were provided with a guide via scan code which truly answered all of the questions that arose during our stay. All in all, I would highly recommend this property and stay there again if I ever needed a large rental.

From the photos it looked great.. ac in living room worked but in the bedrooms it all sucked.. the fan is controlled by remote.. but it must’ve all gotten switched bc it didn’t work right for any of the rooms.. didn’t find out til after the trip when everyone was saying their fan was coming on and off in the middle of the night and we can only assume.. none of the ac in the bedrooms worked that’s why everyone was tryin to get the fans on.. it was July in Texas heat.. not fun..talked to the host and they wanted us to close some of the vents in the living room so it can move some air into the bedroom.. the only vents that we saw needed a ladder to get to them .. but there was no air blowing whatsoever not even a lil bit .. so more like it was broke and there’s a clog somewhere .. we were only there for 3 days and had plans already so we couldn’t have anyone stay at the house so they could send someone to fix it .. that should’ve been done before the guest arrive .. we couldn’t use the game room.. the furniture was very flimsy in there and we were too scared to break anything .. even though the side table already looked too wobbly.. the beds upstairs were also very wobbly and flimsy .. don’t even think about moving while you sleep .. we did leave the front door open a tad long on the first day to bring all the groceries in and they try to say that’s why the rooms were hot for 3 long days… overall the house is nice.. the views were awesome.. but not again for us
