Modesto Home w/ Deck - 2 Mi to Vintage Faire Mall

The neighborhood is quiet and well maintained. The location was great for our needs. The house was adequate for our needs. It looks good on the outside, the backyard is pleasant, the furnishings look comfortable on the inside. Good spaces for sitting, although chairs were all at odd heights to the table or bars. Large TVs. Good prep space in the kitchen. Good air conditioning. Large washer/dryer units in the master bath.

The house needs a thorough and deep clean. Every kitchen drawer had crumbs, bathroom drawers also dirty. The local gal who manages the property came by and wiped a few drawers. (We did receive a refund of the cleaning fee, thank you.) Kitchen cupboards were oddly arranged; the dishes (including sturdy plastic!), silverware and glassware were all a mix of old and new and no complete sets of 6. Too many wine glasses and juice glasses for the cupboard. Pots and pans were also well-used. We were furnished with a new toaster, new cooking utensils (that weren't burnt) and some nice new pots. The exhaust over the range doesn't work. There was only one blow dryer. The bathroom that could be used by 4 people had no towel bars or hooks. Two doors close by themselves, could use a little adjusting. 100% polyester sheets. There is a dangerous step down to the 2 sitting rooms -- unmarked and one entryway had a slippery rug at the bottom level. This should be addressed, and noted in the house description. Washer and dryer are too loud to run at night. Faucets in master bath need cleaning; something is clogging the flow. They're also a poor design --water splashes everywhere. Round faucet handles in the other bath -- very awkward. Master shower drains very very slowly. Communication was difficult -- Evolve does the admin and doesn't know much about the house; they will always refer you to the owner who will put the local manager in touch with you.
