PROPERTY HIGHLIGHTS: The Double Diamond views are like no other at this price point. A large and peaceful home on a 1/2 acre wooded lot. The perfect mountain vacation home for couples and small families. You will be hard pressed to find this much space with views this big at a more affordable price. Only 1.8 miles to Main Street and the BreckConnect Gondola for skiing at Breckenridge Ski Resort.

Other perks that can't be found in most homes in this price range include an oversized private and covered hot tub with spectacular views, a 2-car garage with EASY loading and unloading, radiant in-floor heat, a gas fireplace with thermostat, TVs in living room and all bedrooms, a full-size washer and dryer, superior beds, a full-size work desk, and of course free high speed internet. The views in person are even better than the photos. The fully-equipped kitchen has everything from a crock pot to rice cooker and fresh spices.

ENTERTAINMENT: TVs for streaming in living room and all three bedrooms. High-speed and reliable internet.

THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide meticulous attention to detail, for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and well stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag.

LOCATION: An easy 1.8 mile drive to downtown Breckenridge shops and dining and 1.8 miles to the Breckenridge Gondola for skiing at Peaks 6-8, 0.8 mile to Peak 9. This home is on the east side of Main Street, which providies easier access and less traffic to shops and skier parking. Alternatively, you can drive 2.2 miles to the free skier parking lot on Airport Road and then board a shuttle that loops non-stop all day to the Gondola.

ACCESS: This home has a flat driveway and is in a neighborhood with paved roads, however, ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town.

FLOOR PLAN: Two levels

Main Level:
• Kitchen, living room with TV, sitting area and dining room.
• Half bath and large mud room.
• Garage and front door entry.

Lower Level:
• Primary/Master Suite with attached bath, tv for streaming
• King bedroom, tv for streaming

Skip the hassle of picking up your rentals and have those items delivered to your home and picked up at departure.

A full-size grocer is less than 2 miles away. Conveniences such as Target, Walmart and more-size grocers are 20-30 minutes away.

HOUSE RULES:
Minimum age of primary renter is 27. All guests must be at least 27 years of age with the exception of children and young adults traveling with parents.
Max occupancy of 6 (per county ordinance, no exceptions).

PET POLICY:
Well-behaved, well-mannered doggies only! We have a Leave-No-Trace policy- no scratch/chew marks, no excessive hair, no yard waste. $99/dog. Dogs must be leashed outdoors at all times per town ordinance. Dogs must be minimum of 1 year old, one 60 pound or less dog, or two small less than 20 pound dogs. A signed pet policy is required.

Frisco Adventure Park for tubing and other Summit County ski resorts including Keystone, Arapahoe Basin, and Copper Mountain less than 15 miles away.

Winter Activities: Skiing, sledding, ice skating, snowmobiling, sleigh rides, cross-country skiing, shopping, dining, and a world-class rec center for swimming, yoga, track, basketball, racquet ball, etc.

Summer Activities: Hiking, biking, boating, horseback riding, and great resort activities for kids at the top Breckenridge mountain in summer and fall months.

The view was second to none, and the hot tub overlooking that view was the perfect way to end the days. The peoperty is not on the ski side of Breck, but close enough if you dont mind the shuttle or looking for parking. It's actually quite perfect for a base of operations for a family vacation. One important thing to consider is the altitude. Sitting at over 9600ft, the air is thin and two in our party from out of state struggled with altitude sickness. This is real, please be prepared. Perhaps because of past experience or the party vibe of Breck, the management of the property was not very warm and fuzzy but instead cold and very business first. The grill was not in working order and the two bikes in the garage had completely flat tires but we didnt stay there for that, so no harm no foul. The view trumps all. We'd stay again.

Beautiful property! We enjoyed our stay but were not prepared for the adjustment to the high altitude! The home was spacious and comfortable. It is beginning to show wear and tear. The owner has put up signs notifying renters of things that are broken instead of repairing them. We loved the area and hope to return in the future!

This home is a beautiful, clean, well maintained home with a stunning view of the ski slopes in Breckenridge. It is very comfortable with reclining sofa chairs and additional swivel recliners that are perfect for enjoying the view. The stone fireplace has gas logs and conveniently operates with a thermostat. The sleep number beds are very comfortable and a great feature. The kitchen is fully equipped and well organized and has new granite countertops and new stainless steel appliances and a new, large stainless steel sink. We really enjoyed our stay in this beautiful, comfortable home with a perfect location and we look forward to spending time there again in the near future.
