Staff were very friendly and helpful, free tea, coffee, bananas and biscuits were provided, as well as a shared kitchen. Laundry service was cheap and easy to use. Room was always clean and amenities topped up.

Best place on this budget in Chiang Mai and definitely worth the price - I recommend to opt for this even there are some cheaper options. * works for short-term and maybe longer depending on needs * free bike * good location when grab, bike or scooter used * clean little kitchen for simple cooking and with some free stuff (like bananas, toast and water) * clean private bathroom * clean and light room on 2rd floor, well equiped (fridge, cutlery, kettle, aircon, desk..) * relatively quiet even though close to big street * overall very clean and well maintaned * good communication with hosts, easy to reach and some helpful advise for a tailor (although generally I would only recommend them for simple rather unimportant clothes) * quiet atmosphere amongst guests, not for people who want to socialize a lot * area around safe, clean, no street dogs

For using the washing machine, I received wrong instructions. One person said there are no manual settings, later another person showed it was actually possible. Also the washing machine did not function well which added even more time. In the end some of my clothes were still dirty or did not smell freshly washed.

The staff were so accommodating and friendly. property was super clean, not far from the centre. Would definitely stay again.
