Great location, very friendly staff, clean comfortable rooms,

The buildup of rubbish out the front got out of hand a bit and stank,

The room was clean and spacious, with a fridge and kettle and water, tea/coffee supplied everyday. Lots of shops and eateries close by and walkable to old town/waterfront. Close to the night market. Went back for another stay so can't be bad!

There are rubbish bins outside of the hotel premise and so a few rats do come into the car park but not the hotel! Lights on the internal stairs leading to rooms need to be brighter for night time.

Gate shuts at midnight but you were able to inform them if you were staying out later than that

There was a concert in the stadium across the street both nights I stayed there. While this is not the owner's fault and he even warned me in advance via a message, the fact remains that I could not alter my booking and it made my stay unbearable (the room literally shook during the concert and when it was over they dismantled the stage very noisily all night long). This may not happen often, but if you want to stay during the weekend you may enquire in advance if there is a concert. There are gaps around the windows letting noise and mosquitoes in the room. The room could use a deep clean There are better options in Kampot at this price range.
