Bedroom 1 - sleeps 2 - 1 king bed
Bedroom 2 - sleeps 2 - 1 queen bed
Bedroom 3 - sleeps 2 - 1 king bed
Bedroom 4 - sleeps 3 - 1 queen, 1 twin bed
Bedroom 5 - sleeps 9 - 2 sets full-size bunk beds, 1 twin bed
IMPORTANT - PLEASE READ:
LINENS: Bring sheets and pillowcases (basic bedding including mattress cover, pillows, and blanket are provided, sheets and pillowcases are not).
TOWELS: Bring bath towels, washcloths, kitchen towels, pool towels (no towels are provided).
PAPER GOODS: Bring paper towels, toilet paper, napkins, coffee filters. Your kitchen is equipped with dinnerware, silverware, drinking glasses, and basic cookware, but you may want to bring paper plates, plastic cups, and plastic ware.
We will provide a list of additional "what to bring" items after your booking payment is received.

The property was in a great location, just close enough to the Frio river to not be a hassle to get to and just far enough away to feel someone private and secluded. My party had friends fly in from other states and the site was easy to find and accessible. The pool was a much appreciated amenity after several scorched and long days on the river. If we make our way back down towards Concan I will definitely use this property again. Home was clean and welcoming. Great job.

Overall, we had a wonderful stay! There was enough space for everyone. We really found it helpful to also have so many bathrooms available. The pool was a wonderful plus with an incredible view. Everything was clean and the owners were incredible helpful and kind.
Only downfalls was the water pressure was really poor. Toilets were hard to flush and sink in kitchen also had really low pressure which made it difficult to wash our dishes.
Wonderful place to stay and I would stay here again!

4 couples all enjoyed a relaxing time of food , drink, and floating! House is phenomenal! Pool is GREAT! Location to the river is perfect!

We loved the Yellowstone! It was in a great location, house was just the right size for the family! Deer came up everyday which the kids loved! The pool was nice to have since the river was so low we couldn’t float! We visited Joe Jimmy’s every night for entertainment & dancing! We will definitely stay in this house again next year!
