Very beautiful property
The bungalow had a very bad sound isolation, water was dripping in the shower, air conditionner was very loud, no soap, shower gel available on arrival, and the door of the bungalow didnt lock

The calm and the location was good. Amenities fair enough but somehow not exclusive.
Not private, you can access without being in the hotel, so it was more crowded than it should.
For a 4-5 star, no gym, poor room, no hand towels neither hot water for 2. Not so friendly staff.

The survive given by the house holding staff and restaurant is poor. Lunch and dinner is very expensive, and not tasty neither fresh - better to go to the Main Street.

The hotel is poorly maintained, many things were broken or not clean, and they messed up our booking so we had to pay for a more expensive room. The staff was unfriendly, and a coconut almost fell on us.

Beach houses were nicely finished in dark wood, felt luxurious, with mosquito net attractively draped over the bed, and plenty of space in them.
Gardens are well maintained and attractive.
The free kayaks and paddle boards were great.
We didn't eat in the resort - it looked expensive and prior reviews led us to believe the quality wasn't commensurate. However the location of the dining looked great, and the breakfast (included in the room rate for us) was good. The eating areas are well decorated.
The rustic rooms had lots of air gaps for mosquitoes -maybe why the net was provided.
The general standard of maintenance and cleanliness was just not commensurate with a 4* expensive place - staff repeatedly walked past litter, rooms had little things broken. Not a big deal, but not for example what we have experienced in turkey and other places which were immaculate.

Disappointing Stay Despite a Beautiful Location
The location of this hotel is undeniably stunning. Being able to snorkel straight from your villa door is a rare and wonderful experience, even if the coral is unfortunately dead. The setting is tranquil and picturesque, and that alone gave us hope. The food at the resort is good—yes, expensive, but that’s to be expected at a place like this.
Unfortunately, the positives end there.
Check-in was a frustrating experience. While we understand check-in time is 2pm and our ferry arrived earlier, we were hoping for an early check-in—this wasn’t possible, which is fair enough. However, at 2pm we were rudely told our villa wasn’t ready and asked to come back in 30 minutes. When we finally did check in, they had no key for us because the previous guests took it with them. We were told we’d be without a key for a day, but it ended up being four days. Thankfully, one of the only helpful staff members eventually found a spare.
The villa itself is set beautifully on the beach, but the maintenance is poor. The doors didn’t shut properly, and every blind was broken. For the amount we were paying, the quality was just not acceptable.
Dining was another major disappointment. Our first dinner was great, but the second time we waited 30 minutes only to be told that what we ordered wasn’t available. We waited even longer for food that never came (not even the entree). We gave it another shot, but waited 50 minutes just for dessert. Completely unacceptable.
Worst of all, animals were constantly getting into our villa—leaving droppings everywhere, even on our belongings. It made us feel uncomfortable and unclean in a space we were meant to relax in.
We don’t usually leave negative reviews and understand that things happen. But when you’re paying premium prices, there are certain standards and service levels that must be met. This resort fails to deliver on those standards.
To the owners: I urge you to travel and see what this price

The most beautiful resort we have ever stayed at, the views and beach are so amazing and everything is so picturesque especially the pool.
The breakfast was perfect every morning.
We chose the castaway villa from the pictures and Idea of being right on the beach, our villa was beautiful however not on the beach like the others therefore slightly disappointed. The food at the restaurant was extremely expensive and not amazing, it would be much better if the shuttle was more frequent and offered pick up as well as the drop off, not ideal having to book it the day before either - not very flexible.

The resort was outstandingly beautiful and special. Loved the pools which were always maintained perfectly and the beach was one of the most beautiful on Ko Tao. We even saw a giant sea turtle snorkeling.
The loungers and sunbeds at the pools were already blocked by guests in the morning. You had to be quick and run to one, once a person left. The hotel should ban blocking and put up signs, so that guests who don’t use them and aren’t even around can’t block them for the whole day.

Location by the beach was amazing. Some staff were friendly, mainly waiters. Our room had a nice balcony with view of the ocean.
Staff in reception were mostly rude. Our room was untidy and the bathroom was old and often smelled. The facilities are not maintained well at all with touch ups needed everywhere. Our door often didn’t open unless the lock system was “punched” or “banged” making us wait outside our room for extended periods of time. We had to pay to snorkel in the beach at the hotel which seemed ridiculous given the price paid.

Whole resort was a great island vibe very laid back with good facilities and fantastic snorkeling at the beach (turtles)
The main pool was closed due to renovations which was not disclosed when booking.
Didn't kill the holiday but would have made it that little better.

It really was very tired, cleaning didn’t feel meticulous for the price we were paying ; we found fresh bird poo on the bed twice for no apparent reason and the doors were left unlocked a few times after the cleaners had been in

2nd time staying at this resort, last year and this year. Few things let it down this year, issues that were not there last year.
Breakfast room is too small, its very over crowded trying to use the buffet, very long ques at the coffee machines, made breakfast not a enjoyable experience
Pool villa needs renovating, wood work looking tired, loose decking around the pool, missing tiles in the pool, walls of pool rusty, heavily stained curtains
Maid service in room was poor, tissues left empty for 5 days, was not replenished. Soaps in shower left empty for 5 days again not replenished, i even took the lids off to hint they were empty but still were not replenished.
Our room was left unlocked on 3 occasions while we were out following maids clean

The beach was great. Location is good, but keep in mind that you are isolated from center and you need to rent scooter to get around the island.
This is solid 3 star hotel, it needs renovation ( rooms and around hotel). If you want to sit on balcony you will smell sewage. We went to to their restaurant last night before leaving and ordered pizza ( price for it was around 10€ each) and we both got food poisoning, we throw up whole night. Staff at reception was rude when we told them that we don’t want to pay for this.

- Amazing beach and location
- Poor breakfast : not a lot to pick from. pancakes cold and not fresh. self service coffee machine that made bad coffee. we asked for a cold americano and it’s available only for another 152 baht for one glass. besides the poor coffee to drink you have water , not fresh orange juice and cold milk included in the breakfast deal. further more their are only a couple roof fans that don’t do the job in Thailand.
- Less than average service: staff were not kind , not happy to see the guests and it truly felt that they are doing a favor every time I asked something and to be honest I sometimes felt bad for asking for things. the only helpful staff member was the hotel manager and one reception employee.
- Poor facilities maintenance: the Pool was green and has patina in it. electricity plugs in the room could not hold our iPhone chargers. 2 soup squeezers did not work.
- Insect Control : the hotel is full of mosquitoes like all of Thailand . but until today in every hotel I been to the hotel provides anti mosquitoes candles that really help. this hotel does not provide.
- Towels : each room gets 4 towels every day 2 to shower and 2 for the pool and beach. No Towel Service other then the room.

Hadd Tien is on the best beach of the island. Also both pools are really cool and the greenery is tranquil. Staff is very polite, but they look tired working long hours.
Facilities- Day 1 and 2 we got sink blokage, toilet blokage twice, shower not working with hot water, and safe did not open. All got fixed but these are things that a 4 star resort must check before guests check in. Also I arranged a birthfay cake upon arrival, confirmed by email so I could surprise my partner but unfortunately it never happened. Lamp shades, mosquito net, blinds are all broke in our bungalow.
if you are not into Asian breakfast food - boiled chicken, porn , noodles and rice for breakfast, book without the option. Western breakfast was another disappointment.

The pool, the restaurants and the beach bar are very good. I have no words for the beauty of the beach, which is by far the most beautiful in Koh Tao. Besides, the whole design/aesthetic of the hotel merged with the nature that surrounds the beach is truly incredible (even more than on the photos), it made our stay an unforgettable experience. The staff is nice in a general way. The food is good. They offer free shuttle bus to Sairee beach and to the pier, as well as the possibility of scheduling boat trips around the island and to Koh Nang Yuan directly from the hotel beach. Also, if you’re leaving Koh Tao after checkout time, you may use the beach and the pool after checking out and they offer the possibility of taking a shower before you leave, which I found really nice.
Dave, the manager, does (in my perspective) a very good job here, we had the chance to speak with him several times, because he’s always attentive to guests. It is precisely because of having interacted so many times with him that I now regret not sharing my suggestions for improvement directly with him. I now realize it would probably have been more efficient and respectful.
So, the only reasons I give it 9 and not 10 points are:
- room cleaning: we had to complain twice because of stains on the sheets and we still got sheets and pillow covers with stains, we then gave up. I think the sheets were washed, it is probably the type of stains that will never disappear, my suggestion is that the hotel could change for new ones. Also, the cleaning ladies never cleaned the sink and never re-supplied the amenities on the bathroom.
- luggage carrier: when checking out, a member of the staff took our luggage to the shuttle bus and broke one the wheels of my bag, we only noticed when we left the shuttle bus on the pier.
- shower: we stayed at the hideaway villa and there was only a fixed shower on the wall, which is impractical sometimes. A non-fixed shower would be a nice addition to the bathroom.

I don’t understand why the reviews on booking are so low thank God I checked Google reviews before I checked. My stay it was exceptional! the resort is operating in European standards super clean perfect spot the island is tiny they are offering shuttle service and the beach and the pools are to die for. I wish I had booked all my stuff in Koh Tao to this hotel!
The booking.com reviews confused me but I saw some YouTube vlogs on how this resort is and Google reviews and I am happy I did otherwise I wouldn’t have booked! I would definitely would come back! I have nothing to complain!!!

Haadtien is located in a magnificent bay with superb views (also from the restaurant) and a splendid palm tree garden, including a beautiful pool. The bungalows have an authentic and unique style, offering everything that is needed (the daybeds are awesome). The staff is very friendly and helpful, and even supported us in organizing a transfer on Koh Samui, for which our next accommodation would have overcharged us.
The resort is located a bit off the beaten track —
this is something that we enjoyed very much, but of what you should be aware of.
In sum, we liked it so much, we even extended our stay for an additional night.
The one thing that Haadtien really needs to improve is the breakfast. While the coffee is good and there is an egg station, for example, we really missed fresh fruit juices.
Frankly, we were a bit worried because of some of the mediocre reviews lately. We understand the criticism that many things are quite worn-out (e.g., the mattress, parts of the interior, the sunbeds). For us, this rather conveyed the impression of a Thai jungle feeling and did not have any impact on how much we enjoyed staying at Haadtien. However, the resort must pay attention that it does not reach a tipping point, where more people start to feel uncomfortable.

The hotel has an outstanding location. The beach is amazing. The style is unique with this amazing bungalow. I would suggest booking the one straight on the beach. I been here already few years ago and I decided to come back even if they have some stuff that need to be improved. The hotel is really, really beautiful. I think it is missing a bit the service and the care.
The beach is open to people from outside, which I believe should not be the case. The breakfast I found it a bit poor. The restaurant at night closed too early. The spa was very expensive and always full.

Absolutely Stunning. The hotel is beautiful - the grounds, pools, beach - everything is gorgeous. We stayed in a villa overlooking the pool and beach which was beautiful. Unfortunately we only got to stay one night as we had other bookings and was a last minute reservation but could have spent longer here. The staff were so nice as well.

The beach this hotel is located on is beautiful. The grounds to this resort are also beautiful.
The staff should be replaced. They are overwhelmed, lack any kind of service mind and are close to useless. The rooms are old and shabby. Hideaway Villa is correct- hidden at the back of the resort up a steep hill. When we checked in the air on was broken, no hot water and we were informed ‘oh your tv doesn’t have a signal’ so no channels at all. We tried to play a DVD but that was also broken. The room had a stale musk smell and the bathroom stunk of urine. The towels were old and frayed and the bedding had dirty stains. For 6000thb per night- I expect MUCH more than this.
The kayaks, snorkels and paddle boards were 300thb per hour to rent - ridiculous! The hotel is located far away from anywhere and the shuttle bus they run to town does not offer a return. Food at the resort is poor quality (especially breakfast) and overpriced.
When asking to speak to the manager, we were informed the manager had left to go to Bangkok to their other resort. It is probably this ‘hands off’ management style that has resulted in this resort being so badly run.
Utterly disappointing- would not return nor recommend.
