Welcome to your private jungle retreat in Xpu-Ha, a stylish two-story home created for memorable stays with family and friends. Surrounded by the beauty of the Riviera Maya, it is only 1 km from the beach, 10 minutes from Puerto Aventuras, and 30 minutes from Playa del Carmen and Tulum. Enjoy beach club access for a small entrance fee and the convenience of being about one hour from Cancún Airport. Our attentive team is ready to make your stay seamless, relaxing, and exceptional.
The Space:
This spacious villa offers four bedrooms and 4.5 bathrooms, complemented by a TV living room furnished with a comfortable sofa bed. It can accommodate up to 14 guests, ideally 6-8 adults and 6-8 children. The master suite boasts a balcony equipped with a hot tub and hammock, while two other rooms on the upper floor feature balconies with hammocks, perfect for unwinding. The ground-floor bedroom offers the indulgence of a private Jacuzzi.
From all corners of the house, a breathtaking view of the surrounding jungle unfolds. Outside, the patio is ready for your entertainment with a 150" projector screen. It also includes a bar, a cozy fire pit lounge, and a small pool to beat the tropical heat. The villa is a mere 50 yards from the club house, boasting a full gym and a semi-Olympic length pool.
Xalmar Beach Club is only 3/4 of a mile away and is accessible to our guests. There is a fee of $250 pesos per adult. close on wednesday
Xpu Ha is an eco-friendly destination, which means its infrastructure may differ from that of large cities. Occasionally, there may be temporary interruptions in electricity or water supply, as the area relies on local systems and natural resources. Getting Around:

We have 3 bicycles available for you to explore and enjoy the beautiful residential community.
Rate: $100 MXN per bicycle, per day.
Rental Policy: Bicycles must be rented for the entire duration of your stay, rather than for individual days.
For example: If you're staying for 5 days and would like to rent 2 bicycles, the total cost would be $1,000 MXN.
If you're interested, please let us know so we can arrange payment and have the bicycles ready for you to enjoy!
Other Things to Note:
We are pleased to offer a complimentary cleaning service for every six-day stay, available upon request. Should you desire more frequent housekeeping, daily cleaning services can be arranged for an additional fee.
Given the location, a rental car is highly recommended due to the lack of nearby taxi services. To accommodate this need, we offer an optional rental for a spacious three-row SUV, capable of seating seven people.
The outdoor pool is cleaned every 3 days from your arrival. During certain seasons, there may be more fallen leaves.

During your stay, you may enjoy access to the beach club for a **$250 MXN cover charge per person**.
On **Mondays and Tuesdays, there is no cover charge**; however, a **minimum consumption of $500 MXN per person** in food and beverages is required.
**Children under 12 years old do not pay a cover charge.**
Advance reservations are required and access is subject to availability. Rates, hours and conditions are established directly by the beach club and may change without prior notice.

The property is quite a bit more worn than the pictures show. There were 8 of us and the bedrooms/beds were all very comfortable and perfect for our group. Note, there is no dishwasher, and, once you drink the drinking water provided, you must provide your own drinking water. The beach club they recommend plays very loud music all the time so if you want a more laid back beach experience we recommend Duna. The Xpu-Ha beach is fantastic with both white sand AND fanstastic snorkeling off-shore. Really quick easy access to a lot of amazing cenotes.

Our family had a great stay at this property! The house is spacious, modern, and well equipped with air conditioning in all rooms. We loved relaxing in the backyard by the private pool and also using the community pool and gym. The community is currently developing so it felt like a private jungle retreat but with very close proximity to beaches, cenotes, and activities nearby. As a family of six, we had many grocery store trips which were made simple by being just 5km away from all the shopping we needed in Puerto Aventuras. The hosts were always available for questions and anything we needed! Don't miss a visit or two to the Xpu Ha Beach Club across the street!
