Lovely place in a quiet street but within walking distance of The Falls and all amenities. Jacky and Alice were excellent hosts. Our room was clean, spacious and comfortable with everything we could need and the breakfasts were delicious. What else can we say? If you're planning to visit The Falls, you should stay here!

This was such a relaxing and quiet place to stay. Clifton Hill and Niagara Falls can be so phrenic, which is fun. But to walk to Susan’s Villa and be away from it was so nice. Alice and Jacky were so kind. This place was so clean! Spotless! I would come back here just as a retreat to relax even if I didn’t go see the Falls. Can’t say enough how much I enjoyed my stay.

We was leaving early on their last day so she made us a packed lunch to take with us because we miss we miss breakfast very close to all the Man is perhaps beautifully comfortable bed would definitely recommend 10 out of 10 this place.

We had an amazing experience staying at this beautiful villa! From the moment we saw the stunning house and its gorgeous, well-manicured garden filled with flowers, we knew we were in for a treat. Our room, the Italian suite, was spacious, spotless, and cozy, with everything we needed for a comfortable stay. The breakfasts were thoughtfully prepared with just the right amount of food to keep us energized throughout the day. But what really made our stay special was the exceptional hospitality from our hosts, Jacky and Alice. They were incredibly accommodating, attentive, and caring, paying attention to every detail to ensure our stay was perfect. We wholeheartedly recommend this villa to anyone traveling to the area. Jacky and Alice were fantastic hosts. They welcomed us personally upon arrival, showed us our suite, and were happy to provide local information to make the most of our trip. The suite was clean, comfortable, with just a little noise from the renters above. Breakfast was delicious, varied, but fixed. Great presentation and warmth from attentive hosts. Within walking distance of main attractions, with local WeGo bus close by. Free parking a huge plus as most hotels in the area charge $50 a day. Would highly recommend and will stay again if in Niagara Falls again! Easy to get to from Buffalo, NY as well.

Staying at Susan’s Villa was the perfect choice! Alice and Jacky were incredibly welcoming and kind. The property was spotless, well-equipped, and comfortable. The room had a kettle, a small fridge, and complimentary toiletries, along with coffee, tea, and water provided as a courtesy. The breakfast they prepared was abundant and delicious. The place is very nice and quiet and the location is excellent—you can walk everywhere, and if you have the WeGo pass, the stop is just four blocks away. The host of Susan's Villa are "super host". Starting with their attention to detail. Making you feel comfortable and attentive to your needs. The host were warm, friendly and very professional. The cleanliness of the room was above and beyond. I love that it was a shoeless house and slippers were provided. The breakfast was sooo good! Very happy to have experienced Susan's Villa.

This property is so far the best that I have stayed at. The entire home was super clean. Our rooms were spacious and comfortable. Our hosts, Alice and Jackie were very friendly and welcoming. They prepared a delicious, fresh breakfast every morning. They supplied everything that we would possibly need for our stay, including snacks in the common living room area. I will definitely return here when we visit Niagara Falls again.

House is only a 10 minute walk from the falls which was great (and an even shorter walk to the Hard Rock Casino, if that's an important consideration). The inn was on a quiet street, blocked at one end from Falls traffic. Parking spaces were off the road on the driveway. Owners were very nice and attentive to our needs. We had a 1st floor room with both an inside and outside entrance that was very convenient. Breakfast was adequate, but could use some custom dress-ups and touches seen at other B&B's. Recommendation: The bedroom could use a ceiling fan.

Breakfast was absolutely amazing, so yummy, and the plating was so pretty. And they did a great job accommodating my vegetarian daughter. If we are in Niagara again, we will definitely stay at Susan’s Villa.

We had a wonderful stay at Susan's Villa. Alice and Jacky are excellent hosts! We especially loved the breakfast each morning; every dish was delicious and unique. Our suite was clean, cozy and warm, full of great amenities and was spacious and well decorated. There was a lot of closet and drawer space, a fantastic bathroom and shower/tub, and we were happy that it was self-check-in with keyless entry, so we didn't have keys to lose as we toured around. One of the best parts was the close proximity to all the Niagara Falls sites; we were able to walk to a lot of the local things, and if you figure out the WeGo bus system you can just leave your car at the villa and almost never pay for parking. We are definitely sad at home today without Alice and Jacky's wonderful breakfasts!

This is a wonderful B&B. Our unit consisted of a large living room with a large closet, bedroom, and the bathroom. Exceptionally clean! Breakfast was delicious. We stayed three nights and it was nice to have so much room to spread out in. It is just a few blocks from the main areas. We walked every day and when we couldn't walk to an attraction - the WeGo bus stop was just a couple of blocks away. I definitely would give it 5 stars. If I found anything that was lacking was the streaing service on the TV. We are "news junkies" and we couldn't find a news station that was a complete show - not just a news clip from the streaming service. I would definitely stay here again if we come back to the area.
