Location is good (ski-in and ski-out is relative, you need to make an effort to get to the slope and from the slope, but it is possible). Apartment has everything you need. Host is very friendly and ready to help. Ski rental is 2 min walk.
Generally the place is extremely rundown. All kitchen utensils are in a terrible condition, heating is leaking, all furniture is very old. The place was not clean at all. For the price we paid we were expecting a bit more care. The building does have ski depot but the safety of it is questionable.
Please be aware that there are not many (only one) restaurants or shops around so if you are coming without car and don’t enjoy walking along the road - you will be fully dependent on overpriced taxis

Maka was very helpful prior to our trip to Gudauri, she helped us with transfers to and from the airport. Maka was contactable the whole time and made our stay comfortable and convenient. You could rent skis nearby and ski straight onto the slopes. Apartment was well kitted out and we comfortably were able to fit 4 in the apartment. We would stay here again in the future if we travel here- would highly recommend.

Excellent location- mountain view with afternoon/evening sun. Great relax after ski day. And easy access to ski lift - ski in/out direct from house. Very nice host. Well equipped kitchen and bathroom, fresh bed linen and towels.
Didn’t find hair dryer. But actually we didn’t need it so I was not bothering host, otherwise I’m sure she would provide.

Ms. Maka took care of us wonderfully, even finding us an excellent driver and guide from Tbilisi to Gudauri, whom we also are hiring to show us other parts of Georgia. The flat was perfect for 2 adults and 2 children, with a great view (over the Club 2100 roof). The location was perfect for a ski in/ski out, as long as you're an ok skier. Beginners will want to take a taxi to the lift and back. The TV has most Russian and Caucasus channels. We dealt with another property owner before coming to Maka, and the other one was awful. Go with Maka.
The building's not "ADA compliant" (to use an American term), but most buildings in the country aren't either.
