It's very convenient to travel via Shin Itabashi station since we had Tokyo subway pass. There's also a lot of super markets in the area like Life and Coop and Maruetsu. We also like that there's a Matsuya nearby. The staff accommodated my request for a lower floor. It may not be well kept but we have a decent and convenient stay plus the room is bigger than usual Tokyo spaces

The staff member was nice. We arrived early before check-in, and he kindly allowed us to leave our luggage and even gave us the key in advance so we could go straight to our room when we returned at 3 p.m. When we got back, our luggage was already in the room.
I was expecting the room to be worse based on what I had seen before on reviews, but it was actually fine for a two-night stay. The location is great—close to both the subway and JR lines, with coffee shops and convenience stores just across the street.
The only issue was cleanliness. Perhaps due to a staff shortage, it seemed like they didn’t have enough people to properly maintain the rooms. It really needed a deep clean, and the bedding looked like it hadn’t been changed from the previous guest. I didn’t complain since we were already tired, but I will say that the staff member was very friendly and responded quickly.
