A little noisy inside the house because the door locks are sometimes hard to get. The stairs to reach the floor are quite steep and there are no lights; breakfast was average. Other than this the place is super well located and the owner is a very nice person.

Very convenient location. Close to train station and city centre. We walked Florence. Did not need public transport. Accomodation clean and comfortable. We were given nice Italian breakfast every morning. Enjoyed our stay here. Only down side lift is too small. Only fits 1 person at a time. Accommodation on 2nd floor. If you have issues with stairs may not be for you. Overall good experience and would stay again

I felt very welcome here. The place is everything I needed for a solo trip. Very well managed. Matteo is very nice and staff is also attentive. The breakfast area is well kept. Coffee machine is excellent. Very walkable. I’d stay here again.

Matteo was so warm and welcoming! The breakfast was nice with yummy pastries and fruit, yoghurt, cereals, the works! The building is a bit rundown, but the location is great and the rooms were very pleasant, even if a bit small.

Location is unbeatable walking distance with ur heavy luggage from the train station yet it's not shady. Very very nice owner helped us with our wifi problem and everything else. Easy walk to all sights. The hotel made us felt like home. I will come back when I visit Florence again!

I picked this B&B because it was convenient to the train station - and that it was. A five minute walk. Also just a 10 minute walk to most of the main sites. The breakfast also had a good variety of food - nothing hot, but sufficient. Room was clean and a good size. Only complaint would be the bed was not very comfortable in rm 1. Also, the side street the hotel was on was a lot busier than one would think, because it is a shortcut from the train station to the main road. So would recommend staying on the back side of the B&B. Otherwise fine - just a little more than I would have liked to have paid for what you are getting

The 6 room property has been renovated beautifully and offers a standard of comfort way above its rating. I had a single room, but even this was quite spacious by Italian standards, with a king single bed, a good sized wardrobe with a mini safe, a desk and a flat screen TV. The bathroom was small but had modern fittings and was spotlessly clean and included a reasonable range of toiletries. The air-conditioning worked perfectly. My only slight gripe would be that the bed was a little springy though that didn't stop me getting a good night's sleep. Breakfast was included and was taken in the charming breakfast room. The continental breakfast selection was excellent - juice, fresh fruit, yogurt, cereal, bread, cold meats, cheese. There was a machine which made excellent coffee. One other thing I liked was that you could help yourself to tea and coffee at any time during the day. The WiFi internet was free and the service was good and reliable. The B&B is a 5 minute walk from Santa Maria Novella train station and also within walking distance of the centre of Florence where all the attractions are. There are also many restaurants within walking distance of the B&B. I felt very comfortable here and Matteo does a great job in running the B&B. It's a shame that the stairwell is a little dark and dingy and that the lift small, but otherwise this is a 2 star property that offers a 5 star service.

We were only at the hotel one evening but it was exactly what we needed. The room was clean, modern, air conditioned and comfortable. Bathroom was nice sized and functional. Location was in walking distance where we were coming from. Friendly and helpful young man at front desk.

Clean and quaint with great location near the main station and a quick walk to the attractions. Staff was wonderful and the room was big by Italy standards. Breakfast is standard Italian with a bunch of small options and there is a coffee machine so you can choose your style (latte, cappuccino, etc.).

Staff in this hotel are just great and is good located. Staff will provide you with exact direccion how to get there impossible to get lost with all the small bridges and small streets in Venice. Breakfast is basic but nice.

When you arrive at the B & B its a little daunting, but just press the buzzer, either walk up the narrow stairs or jump in the one man lift (my hubby squished in, but not with luggage!) go to the third floor. Matteo is the owner/manager, he is very helpful. They provide breakfast (not very filling and no variety though) . We loved that the windows in the room opened up to let fresh air in. Our bed was a little springy. The bedroom was huge but the bathroom was very tiny. They have free wifi that was the best I had out of 15 different hotels in Europe

My husband and I recently stayed at this B&B which we booked through Expedia (based on the reviews). We are so glad that we did this. The B&B was excellent - just a few minutes walk from the SMN railway station. It was very clean and comfortable and best of all the host (Matteo) was just wonderfully helpful - he even reserved our museum tickets for us! The breakfast was plentiful and excellent. We absolutely recommend this place to anyone planning to travel to Florence.

My husband and I (both 27) really enjoyed our stay here. The place was nice and clean and very comfortable. The location was great, close to the train station, lots of restaurants nearby, close enough to the city center to walk and far enough to be away from the noise. We only took a bus once to go to the viewing point, other than that we walked everywhere. Matteo was really nice and helpful. He was always there if we needed him. The breakfast was really good for Italy. The place also has a lift (very small but lots of fun) which helped a lot with the baggage. Would definetly stay there again if we return to firenze.

The breakfast was excellent. We loved this place..It was close the major attractions (walking). It was slightly outside of the busy commercial districts but this was worth it because when we arrived we were relaxed and felt at home. The owner made a reservation for us to the main museums and was helpful in planning our trip
