    Modus is a fantastic family friendly hotel. Only minus is the location and no easy access to street food, transportation. But the plus point is that if you want a quite and fun private beach retreat this is THE SPOT. Hotel is old but worth everything else. I am a travel agent and I recommend this hotel and booking thru Agoda.

    I am a Travel agent and I was reluctant to use Agoda as a third party website BUT I decided to use them this time for the first time and I am so glad that I used Agoda. Booking process was easy breezy and the whole experience gets 10 out of 10. Hotel Modus is fantastic and I recommend this hotel for couples and family stay. I have stayed here before and I am happy that they have maintained the rustic charm and the vibe of the hotel.

    First, to be fair: this was very much wrong place, wrong time. Pattaya and much of Thailand had been hit by torrential rain and severe flooding, so I completely understand outdoor facilities and pool areas not operating normally. You can’t blame a hotel for the weather. Unfortunately, the weather wasn’t really the problem. Pattaya Modus is classed as a five-star resort, and while I understand high vs low season, the inconsistency in service, facilities and general upkeep was difficult to overlook. When we arrived, the front desk team were genuinely lovely — warm and welcoming. But that changed dramatically depending on who was working. One evening I asked for a corkscrew, ice bucket and two wine glasses and was simply told they couldn’t provide them. Eventually the receptionist produced her personal corkscrew but initially insisted I bring my wine downstairs for her to open. Ten minutes later, suddenly an ice bucket and glasses appeared at our door. Just a bizarre interaction over something so basic. The restaurant was equally frustrating. On one occasion, we ordered from the menu FOUR separate times, only for the waiter to repeatedly return and tell us each choice wasn’t available — including items we had specifically asked him to confirm were available before ordering. Eventually we simply asked, “Can you please tell us what IS available?” Only then were we handed a photocopied sheet with a small selection of basic fried snacks. That was apparently all they were actually serving. Why not tell guests this from the beginning? Even once the weather cleared and we had beautiful sunny days, the spa remained closed and facilities operated inconsistently. Staff were often sitting at restaurant tables on their phones until guests entered. It all felt strangely disengaged. Checkout was much the same — barely any acknowledgement, no eye contact, no thank you, no asking whether we enjoyed our stay. However, credit where it’s due: halfway home, the hotel called to tell me I’d left my laptop in the room and that they were keeping it safely for me. I turned around to collect it and genuinely appreciated how quickly they contacted me. That was thoughtful and responsible. And that really sums up the experience: some genuinely lovely people, but wildly inconsistent service. The property itself also feels very tired and in need of maintenance. Exposed cables behind the TV, an air-conditioning unit in the gym appearing to come away from the ceiling, old gym equipment, and open maintenance holes/manholes around the property with warning signs. It simply didn’t feel five-star. The location is a definite positive. It’s peaceful, on the quieter side of Pattaya and away from the central chaos, which I personally much prefer. Perhaps in high season, with everything operating, it’s a completely different experience. But even allowing fully for the extreme weather and low season, I couldn’t in good faith describe my stay as five-star. It felt closer to a 3.5-star property. Would I return? Probably not. Would I recommend it based on this experience? Unfortunately, probably not either.
