    otherwise mostly ok. It's a budget hotel in a good loaction with a decent restaurant next door (with a nice back yard). ....but front esk can be a bit slow.

    looks like it used to be a good hotel but not anymore. the cleanliness was bad. the balcony was full of dust and the window opener at the balcony was loose it can fall anytime. many cracks and black spots are found at the wall and ceiling. there are 2 elevators but can only use 1 and it's very old it seems to get stuck all the time. (i recommend booking the low floor and walk the stairs instead.) the actual state of the place looks 4-5 points older and wearer than the photos you see. The place seems not far from Chiangmai U. but it's quite a distance if you don't have your own vehicle. Overall, it's not worth the price.
