Booking from SATURDAY to SATURDAY.
The house has been completely renovated. It is spread over 3 levels, for a total of 210m² of living space.
Description of the house:
Floor 1: Master bedroom for 2 people with a 180 x 200 double bed. Separate WC and bathroom with walk-in shower.
Living room with kitchen open to living room and dining room. Large bar with hob, large pots, numerous equipment (including raclette machine, fondue machine) and quality kitchen utensils.
In the direct extension of the living room, large bay window opening onto a wooden terrace, overlooking the garden. Garden Lounge. Outdoor plancha.
Floor 2: "Children's floor": 3 bedrooms. Each room has 1 bed + 1 extra bed. Bathroom with WC and shower, double sink. Cagibi with board games, books, comics.
Semi-basement: Additional bedroom for 2 people in a quality click-clack bed 150 x 200, TV. Bathroom with shower and WC facing the bedroom. Laundry room washing machine and dryer.
Ideal for 2 families (4 adults) with a total of children up to 6 to 8. Or a single family at large 😊
The garden is enclosed and covers 850m². We have installed a second wooden terrace around the cherry tree and the weeping boulot, offering a soft and shaded area, ideal for an aperitif moment, a meal, a siesta, or an evening herbal tea! Picnic table, swing, rings.
The 2 terraces also allow you to eat simultaneously by offering a children's corner and a parents' corner 😉. They are contiguous and everyone sees each other.
Expo: Terraces and garden to the South. Electric awning on the upper terrace for aperitif and lunch and in the shade.
Garden shed : 2 mini-skates, ping pong table, soccer balls, soccer nets, 5 garden chairs, 2 resting chairs, 2 long chairs, 1 pique nique table.
Parking 2 to 3 vehicles. Convenient tarmac area for children: rollerblades, scooters, basketball hoop.
We are "on the flat" of the lake (and not "on the heights" of the lake). The huge advantage is that everything is done by bike and without sweating.
Direct bike path 1 min.
Location :
3 minutes by bike from a wild creek with a view and a pontoon.
5 minutes by bike from the beach (supervised swimming, diving boards, volleyball, catering, paddle and kayak rental).
8 mins by bike from the sailing club (windsurfers, optimists, cat, wing foil).
8 minutes by car from wakeboard rental companies and waterfront restaurants.
Saint Jorioz is right in the middle of Lake Annecy, on the west bank, offering a panoramic view of the most beautiful mountains in the area.
Activities :
The bike path gives access to the most beautiful beach on the lake: fine sand, mountain views, games for children, paddling pool for young children, 1m, 3m and 5m diving board (teenagers love it), volleyball nets and a large shaded and grassed. This beach is 3 minutes by flat bike.
A few minutes, set back from the official beaches, pontoon areas or little known coves, for an aperitif or an atypical end of the evening.
2 mins away, tennis, beach tennis and padel tennis lessons, fitness trail.
Bike: quiet ride to the lake or in the villages, tour of the lake (that's it! It can be done 100% by bike path, by the lake), passes for the more athletic. 5 minutes away, rental of additional bicycles if necessary (we provide you with 6 bicycles, 4 for adults or teenagers, 2 for children)
Walking, lake, mountain or alpine hiking, with or without lake view, trail (many guides for small or large legs and IGN maps available), climbing, canyoning, via ferrata, paragliding, ULM, summer tobogganing.
Sailing (children's courses all summer 5 min by bike by cycle path), pedal boat, canoe, water skiing (including wake surfing and wake board), kite surfing (3 spots), wing surfing (rental in the village next door ), skate park, paragliding, horse riding (La Cavale club 5 minutes away along the cycle path, summer courses).
