1. Host Availability: While we aim to provide you with a seamless experience, we are just a message away! Once your reservation is booked, you will have access to my contact info if you have any questions or need assistance during your stay.
2. Contactless Entry: For your convenience, we offer a contactless entry system with a smart lock. You will receive a code before your arrival. The code will be the last 4 digits of the phone number of the primary guest.
3. Check-in is anytime after 4pm and check-out is 10am. The door code is valid from 3:45 at check-in and till 10:15 at checkout. This ensures that our space is ready for the next guests.

The Sunshine House accommodates a maximum of 8 registered guests (including children). For everyone's safety and comfort, all guests staying at the property must be listed on the reservation.
About the Home
The Sunshine House is a private duplex reserved exclusively for your group. The upstairs (2 bed/ 2 bath) and downstairs (2 bed/ 1 bath) are not connected inside and each has its own private entrance, making it a great setup for two families or multiple generations traveling together.
No Pets
We maintain a strict no-pet policy. Unauthorized pets may result in additional cleaning fees and cancellation of the remainder of your stay without refund.
No Parties or Events
To respect our neighbors and preserve the peaceful atmosphere of the neighborhood, parties, events and unregistered visitors are not permitted.
Security
For your safety and ours, exterior security cameras with audio monitor the front entrance, rear entrance and pool area. There are no interior cameras. Pool footage is reviewed only if there is a safety or property concern.
Smoking
The Sunshine House is a smoke-free property. Smoking or vaping inside the home will result in an additional cleaning fee.

* NO DIVING
* Pool depth ranges from 3-5 feet
* There is no lifeguard on duty. Please supervise children at all times and ensure the pool gate remains securely latched after use.
* Optional pool heat is available for $25 per day for the length of your stay.
Grill
Enjoy the gas grill during your stay. Please leave it clean for the next guests. A $150 cleaning fee applies if the grill requires additional cleaning.
Family Amenities
A Pack 'n Play, mini crib and high chair are available upon request for a $25 setup and sanitizing fee.

This is one of the best homes we have rented on Fernandina Beach! It has everything you’ll need for your stay on Amelia Island. Plenty of space and privacy, beautiful view of the beach with private beach access, a fabulous new pool (which can be heated during cool weather and cooled during the heat of the summer) as well as an entertainment area. The host family goes through the trouble of making sure your stay is comfortable and fun.
I highly recommend you try to get on their calendar. We will definitely be returning.

We absolutely loved staying here. Amy was an amazing host. Great decor, super clean, great pool, easy beach access, and very comfortable furniture. Would definitely return next time in Fernandina Beach.

This property has everything a family could ask for! The proximity to the beach is unbeatable! And a heated pool in the backyard. The units are clean and comfortable. We loved our stay!

Check in process is nerve racking. Felt like we were trying to “get away” with something. We were coming in for a wedding and were told we could not even have people drop by if they were not on the rental agreement, really created a stressful situation and paranoia. Also, you can hear EVERYTHING from the apartment upstairs at all hours. Insulation is nearly non existent from road noise and upstairs tenants, so just be prepared. Lastly read the details check out is 10am, very early for a VRBO and again just created an extra stress for what should have been a delightful weekend of memories at the beach with family and friends.
