About this house rental

Our classic 5 Bed/2.5 Bath home is perfect for your family with up to 10 guests. With beautiful views from both the upper living room, lower bedrooms, and patio area you can enjoy views of Newport Beach from almost anywhere in our home.

Our home provides garage parking for 2, indoor fireplace, Smart TV, WiFi, Propane BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc.

The space
If you are looking to stay in a classic Newport home rich with history look no further. This property has been enjoyed by the same family (4 generations) since constructed in 1930. Although the landscape of Newport Beach has changed around us, this home stands true even after the changing tides eroded the sand underneath us in 1933 (See photo 7) washing away neighboring homes and trolley lines which can no longer be found in Newport Beach.

Although classic with many original accents, this property has been well maintained and upgraded over the years. Inclusive of a newly remodeled kitchen with new appliances, remodeled bathroom (upper level only), in home laundry, new composite deck/patio, etc.

HOME LOCATION
For those of you looking to enjoy a Beachfront Vacation you have found the right place.

Located on 41st St, directly on the sand with volleyball courts right out front and the beach boardwalk entrance just a few blocks away, you are never far from all the action Newport Beach has to provide.

From this location you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute bike-ride one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-Board lessons all in the area you will never need to travel far!

Staircase/Accessibility
Bedrooms are located on both the 1st and 2nd floors, stairs will be required to access bedrooms 1 and 2 as well as the Living/Kitchen area.

Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Parking Details
You are provided 2 Parking Spots in the two-car garage. Mid-Sized SUVs and compact cars are recommended.

Laundry
A private washer and dryer are conveniently located inside the home for your use. Included in your stay is 4 single use Laundry Powders.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

    We needed a place on the sand to spend quality time as a family surrounding the passing of our beloved family member. This was it. First and foremost - Property Mgt Co. A. Professional, responsive and accessible. Propane grill out of propane? “We will be right there!” Literally 15 min later! Impressive! Home has history and we loved learning about it. Furniture dated but we didn’t mind. Comfortable and had all we needed besides the groceries! Younger crowds that stay up later than us and are louder than us riding past the house and in the alley are negatives but can count on one hand how many times that happened in 4 days. Will definitely stay again!

    This house was in a great location, right on the sand! It was definitely an historic house. Carpet smelled musty and furniture was old. Easy to walk to coffee shops, the pier, etc. There was enough space for our bigger group.

    My family/friends loved this beachhouse. 1st, location can’t be beat. Right on sand & away from crowded areas close to the piers. 2nd, house has a huge common area w/beautiful wood pitched ceiling good size dining room, large dining table, and 2 separate areas as family/living room w/plenty of comfortable seating. That’s plus patio area off sand w/2 separate umbrella tables, chairs, lounge chairs, BBQ & boxes of beach items outside. Family could spread out. 3rd, we loved the “historic” home with family book detailing 1930s hurricane damage, early photo of house on stilts, & old area maps. Historic doesn’t mean shabby—there’s remodeled kitchen & bathroom upstairs. We liked casual beach vibe and our most picky family members thought it perfect for beach. Bedrooms are small, but we didn’t need bigger & beds were comfortable for us. As typical on beach, no A/C, but it was easy to open lg # of windows & get great cross ventilation. In fact, in early Sept it got chilly! Also noise travels at beach & most people have window’s open, hence noise warnings past 10 pm make sense. 4th, Tower16 property mgt co was so professional. They provided rules & gave specific instructions. Everyone knows short term rentals are under attack, so they tell you about Newport’s 10PM noise rules. However, they weren’t Big Brother. We shared house cornhole game w/vacay renters next door (also Tower16) & had fun competition. Parking was good. A+++ for house, location & value. Would rent again!

    It was the perfect size for 5 separate adults, all who needed their own bed. We each had our own room and manage to share the bathrooms easily. The living area is massive, lots of seating. The kitchen is well-equipped-we cooked a lot and had everything we needed. It did take us a bit to figure out how to use the wonderful Italian 5-burner electric stove, as we all cook with gas! But we managed fantastic steaks! A few minor fixes to be done: Please replace the living room DVR, as streaming only through Roku caused repeated buffering all through the football games. Please deep clean the living room carpet, get rid of the small carpets in the kitchen, and replace the garage carpet-trip hazards. We’ll definitely come back!

    Location is great. Didn’t realize when I booked it that you don’t have direct access to the patio from the den/kitchen area which made it inconvenient, especially for the little ones. Also without AC the rooms were hot and stuffy. View windows upstairs do not open so it does not get the ocean breeze.

    So much awesome history with this house. The house accommodated our families great. Directly on the beach with all it's amenities made it all worth the price. We would stay here again Ina heartbeat. We met the owner and he was such an amazing guy. A family built and owned historical gem in Newport. It's not modern luxury but it's definitely an ocean front cabin feel that met our needs for the week.

    The home is appropriately called historic. The furniture is historic and so is the set up of the downstairs bathrooms. There is not a true master bedroom and the kitchen is small. This home would have been much better if the kitchen and living area were accessible to the downstairs patio area vs being up a flight of stairs (something someone with small children should take note of). The home needed more hand towels for the bathrooms and we had to pick up additional toilet paper, paper towels and garbage bags. The location is great and the size of the living room upstairs was nice. In my opinion the rental price is too high compared to other homes of similar size and amenities that I’ve rented in the past.
