Two splendid vacation properties that can be reserved together. Located in easy-to-get-to Berkeley Springs, WV this estate option is found on 120 acres of beautiful rolling fields and forest. Privacy and outdoors are yours for up to 20 guests. Spacious rooms let you spread out, while also meeting together, and NO BUNK BEDS!
Across the Estate, you will find multiple decks, propane fire-tables, Weber grills, fire pits, theater/media rooms with flat screen TVs, a fitness room, office area, basement with Pool table, Foosball, Ping Pong, electric organ, darts and more. Enjoy a game of corn-hole/bean bag toss or croquet on the lawns.
Experience the walking/hiking trails that wind through the property's meadows and trees. The 4-acre pond/lake is restful and catch-and-release fishing is available.
EV Chargers are available for use at the Barndominium with no extra fees. Level-2 charging capability: one outlet is 30amp and other is 50amp. Bring your own adapter cables.
Nearby is charming Berkeley Springs where a relaxing and quaint weekend may be found while enjoying its many shops and fine restaurants on the main streets. A couple miles south is the magnificent Cacapon State park where a great lodge, golf, horseback riding, and a small lake with beach and paddle boats is available.
Rates and Accommodations: The nightly rate is set for sixteen (16) guests which is less than the “maximum” capacity of the houses. Extra guests can be accommodated with a modest increase to the nightly fee. The “maximum” number of guests is based on typical couples’ usage of bedrooms and pull-out sofa bed(s). Use of additional airbeds, tents, or campers can be discussed.

Berkeley Ridge was the perfect place for our reunion. The location was easy to access for people coming from all over the East coast from Quebec to Tennessee. The spacious and open rooms were perfect for meeting and eating and celebrating. There were the number of beds, and bathrooms!, we needed for all of us to be comfortable. The beds and bedding were very clean and comfortable. Both houses are very clean and modernized. The kitchens are great to work in for food prep for many people (we were 11). They have all the equipment, utensils, cutlery and place settings for a large group. We found ourselves on the screened porch every morning listening to the dozens of birds that live in and around the house, fields and forest. It was very special. The grounds are well taken care of. The many varieties of iris were in full bloom and were a delight for the eyes! We took advantage of the 3.5 miles of trails that weave around the property and take you to beautiful woods and vistas of the WV countryside. Chris and Aaron were excellent with communication and very accommodating of our needs. We really appreciated all the special work that has gone into Berkeley Ridge to create this beautiful property. We are grateful for the special tour and time to make us feel welcome. We are already figuring out when we can return for our next reunion. THANK YOU!

This is our second year staying on this property [8 years overall in Berkeley Springs]. As always Chris & Company are always accommodating. The property is just the right distance from the town, about 10-15 minute drive. Our favorite spots are Josephine's, Canary Grille, the Naked Olive, Hillbilly Heaven, Berkeley Springs Brewing Co. and Cacapon Mountain Brewing Co.

We highly recommend renting this Estate.The Estate is gorgeous. The property is well-maintained and beautifully decorated. The beds were comfortable. There were no bunk beds, and this was important to us. We had all the everyday essentials at our fingertips. Aaron, our host, was gracious, hospitable, and informative. We were able to contact him when needed. We had a Board-Staff Retreat for our family peer-run nonprofit organization. The goals were: 1} promoting health and wellness while serving others; and 2} having our Board and staff get to know each other. The Estate was the perfect setting to accomplish these goals. We stayed in both homes. The grounds on which the Estate is located is breathtaking. Activities we enjoyed doing on the property included hiking, watching the sunset, making smores over a fire in the fire pit (which Aaron provided the kindling, tinder, and wood for), playing games such as pool, working on puzzles, and having conversations in a relaxed and comfortable atmosphere. The Estate is located close to Berkeley Springs State Park and Cacapon Resort State Parks, Berkeley Springs town, restaurants, and shops. We enjoyed visiting both parks, especially swimming in a lake at the Cacapon Resort State Park and going to a concert at Berkeley Springs State Park. We enjoyed visiting the town of Berkeley Springs and eating at different restaurants in the area as well. It is a great, quaint relaxing area to visit. We found the perfect place to stay.
