The property it self , spacious , nice and clean. Staff were very helpful too.

Location , very inconvenient if you don’t have a car and far from tulum beach .

DEUTSCH - Design und Ausstattung - Pool (wenn auch nicht genutzt, da das Wetter nicht ganz so toll war die Tage) - Waschmachine/Trockner - ausgezeichnete Kommunikation des Gastgebers und schnelle Reaktion bei Problemen - überwachter Parkplatz - Klimaanlagen der Zimmer haben super funktioniert ENGLISH - Design and facilities - Pool (although not used, as the weather was not that great these days) - Washing machine/dryer - excellent communication from the host and quick response to problems - Supervised parking lot - Air conditioning in the rooms worked great

DEUTSCH - wir waren 6 Personen, es waren aber nicht ausreichend große und kleine Teller für alle Personen da, Besteck ebenfalls nicht - für den Induktionsherd gab es nur eine Pfanne, die gewölbt war und schon verbraucht (neue Pfannen wären gut!) - wir mussten vom Zimmer mit Bad die Bettlaken waschen und haben somit gesehen, wie die Matratze drunter aussah....bitte um Reinigung! Tipp: Matratzenüberzug - Toaster kaputt, blieb nicht unten - Klimaanlage vom Wohnzimmer kühlte nicht, sie wurde mehrmals gecheckt, bis klar war, dass die Platine kaputt ist. Ein kompletter Austausch während unseres 4 tägigen Aufenthalts war zeitlich nicht möglich. - generell ein paar Kleinigkeiten, die mal gemacht werden müssen, linker Wasserhahn vom gemeinsamen Bad locker und beim rechten ist der Filter nicht vorhanden - Dekounterlagen vom Wohnzimmertisch sollten auch mal gewaschen werden ENGLISH - we were 6 people, but there were not enough large and small plates for everyone, nor cutlery - there was only one pan for the induction stove, which was curved and already used up (new pans would be good!) - we had to wash the sheets from the room with bathroom and saw what the mattress underneath looked like....please clean! Tip: mattress cover - Toaster broken, did not stay down - Air conditioning in the living room did not cool, it was checked several times until it was clear that the circuit board was broken. A complete replacement during our 4-day stay was not possible in terms of time. - In general, a few small things that need to be done, the left tap from the shared bathroom is loose and the filter on the right is missing - Decorative mats from the living room table should also be washed Translated with DeepL.com (free version)

The property is very beautiful designed and decorated. It sits in the jungle and the area is very quiet. It is around a 15 min walk to downtown Tulum and approx 10-20min drive to the beach depends on traffic. It is great to have the sleeping area separated from the living area so you don’t hear any noise from floor to floor. The pool is well maintained daily and there is a guard outside the Villas at night. The laundry room is good with wash and dryer. The bedrooms and beds are very comfortable. Great to have good Wi-Fi connection together with Netflix, Spotify etc.

Unfortunately the outdoor area is a real let down as it is not functional. The pool area is permanently in the shade which makes the water too cold to swim. There are also no sun beds which is strange. This makes it difficult for families staying in Tulum as we found quite a lot of the hotels and beach clubs don’t allow kids hence we booked a villa for our stay so we can spend time at home and lay by the pool but unfortunately this was not possible at all. We saw the other villas in the complex and they all seem to have sun beds, garden area and pools facing the sun, I guess we were just very unluckily to have been allocated that particular villa. The appliances were also very low quality like the pans which make it very hard to cook in the villa. There is no dishwasher or oven. A bbq outside would have been be nice. There are also no serving plates. You will definitely need to organise your own transportation( taxi are ridiculously expensive in Tulum ). For the price we paid for the villa, we feel some basic services should have been included like the cleaning( there is no hoover or broom even if you want to clean yourself ) I hope the owner can address some of these issues for future guest.
