Lovely accommodation, welcome needs some work

The accommodation was large, spacious and comfortable, very homely, warm and welcoming inside. The king size bed and ensuite is upstairs with 2 singles in a room downstairs, with a bathroom downstairs. Beds were comfortable. The living are is large with 2 big tables, sofa seating for 5, smart TV and wood burner. There is also an additional snug seating area. The kitchen is a good size . Location is great, only 10-15 minutes from the NEC

When we arrived there was nobody about, luckily a lady at the stables helped us or we would not have even known we were in the right place, there were no signs that we had arrived at the right place other than the name of the farm on the driveway. It was certainly not clear where to go once we went up the drive. I would suggest a better option would be some clear instructions where to go and a key in a combination lock box on the wall, being provided with this information and the key code prior to arrival would have made our arrival much smoother. Once someone did arrive there were questions raised about the number of guests staying, we had booked for 3 but the man (? the owner) thought it was just 2, this made us uncomfortable and was not at all welcoming, until he checked the booking. This did not need to happen. This is why the review score is low.

A large hidden gem

Space was outstanding. As was the Christmassy effort. My daughter & I were in horsey heaven & I couldn’t believe how close it is to be Pulse Live/NEC. Well equipped

Perfect location for an event at NEC just 10 mins drive. Perfect host, located on site tor any enquiries. Such a cosy, comfortable house, perfect for hosting. It had everything we meeded, will defo book again for events in the area b

Very disappointed as this property could have been good if the beds were suitable and shower working

Good quiet location for the NEC show. The accommodation was clean and good kitchen, dining room and lounge facilities.

5 adults for 3 nights. The beds were uncomfortable. The double bed upstairs was very low and not the best quality mattress. The 3rd bedroom (twin) was in the snug area which you had to access to get to both the other bedrooms. The twin beds in the snug room were a very basic fold-out camp beds which wasn't suitable or big enough for adults. This was very uncomfortable for 2 of our friends (one of them 6ft 6in) and they had to sleep on the sofas in the lounge. The main bathroom to the two twin rooms was a good size but the shower wasn't working properly and the water very quickly became scolding hot, so not able to be used safely. The owner was notified. Therefore all 5 adults had to use the small en-suite upstairs to get a shower everyday which wasn't ideal for all of us. A message was sent to the owner to look at the main bathroom shower but we had no reply and the problem wasn't rectified. On arrival there was dog poo outside the entrance door in a small yard area which was nearly stood in as there was very little lighting for evening. Very disappointed as this property could have been suitable for our visits twice a year whilst doing the NEC.

Amazing property and house. Will be back again

This place is amazing! Located near the end of a country road very close to Coventry. Check in was easy as and the owner walked up through the whole house. Great amenities and the house was pristine! Wish we could have stayed longer!

The master bed was a little creaky but did not disturb sleep (not a major issue at all!)

Great option for one or two nights and/or a large family.

Lots of space, well equipped kitchen wifi and tv. The host is very welcoming, friendly and helpful. The finish/decoration in places has clearly been done by someone who likes a bit of DIY as opposed to a professional tradesperson but adds to it's charm and didn't detract from it's comfort although it could do with a refresh/upgrade soon.

Great overnight stop off

The sitting room and the beds were very comfortable. The host had closed all the blinds and put air conditioning units on to cool the place on one of the hottest days of the year.

The accommodation is on a working farm and there isn’t any outside space or views. Didn’t bother us but the photos look like there is. The second shower was hard to use

Great for a one night work break for work

A really nice place with all the facilities that you need for a work trip. If you’re a group it’s better value than Travelodge or Premier Inn; quieter and more enjoyable.

Communication could be improved. I called a number of times but the phone went to voicemail. I would suggest a key safe and a way to access without disturbing the dogs on site would help ease this process for people and visitors.

Very clean and welcoming. Lovely owners. This accommodation is in a lovely peaceful location, might not suit everyone but perfect for us, just sad we couldn't stay longer.

The location might be a bit remote for some, if you're not familiar with the area the roads leading to it a small country lanes.

A lovely stay, wish we could’ve stayed longer!

A lovely property. The photos do not do it justice. You have so much space. The hosts were lovely and welcoming. My daughters got to visit the horses which they loved. We just wish we were able to arrive earlier to enjoy the accommodation more. We would definitely stay again!

Cosy night in

Beautiful property. Quiet location just what we wanted. The house is a lot bigger than expected. Well equipped kitchen. Comfy beds and sofa. Warm and cosy considering we stayed in the winter. Hosts are both lovely people. We live close by and will definitely be back to visit again.

The host was very welcoming and we enjoyed our stay for one evening.

We were met by Alex to give us the keys and a quick tour of the place. He showed us everything we needed to know and was super friendly. All was explained so we didn't have any questions or have to reach out during our stay.

The views from the house aren't great but you can see over the horse stables and in the fields where the horses were grazing. It really wasn't that big of a deal to us, but if you want a place with a view it's something to keep in mind.

Lovely stay. Excellent value

The barn looks like a typical outbuilding from outside but inside was beautiful. The host had decorated for Christmas and was very friendly and gave us a full tour.

The shower downstairs was stuck on scalding hot. Though the host had explained how to fix this it didn't remedy it. There was another shower however so no issue.

Bathroom door wasn't fitted properly Ensuit quite tight for size but functional Not easy to find - very dark lane and entrance not obvious in the dark - but take a torch and you'll be fine

The location was near to city. Nice and cozy. The interior was nice and felt homely. There is plenty of room. Lots of tables and chairs and above adequate kitchen and utensils if hosting or large party
