Occupying a tranquil area in the southeastern corner of the Napa Valley, the Coombsville AVA is tucked up against the foothills of the Vacas Range. Most people who visit Napa never pass through it, or even know it exists. Yet, for anyone who has cherished the renowned quality of Napa Valley wines or has fallen in love with the epicurean delights of the Napa Valley, Coombsville is an absolute must-see destination. Our property features a single-level three bedroom/two bath main home and a separate one bedroom/one bath guest cottage. Both were remodeled from the studs up in 2019. The main home features a spacious, open concept floor plan with a huge kitchen with high-end gourmet appliances, white cabinetry and quartzite counters, transitioning to the great room/dining area with sumptuous furnishings and a 75-inch smart TV. Wall-to-wall windows look out upon the beautiful yard, mature trees, and the eastern Napa Valley hills.

A luxurious, spacious master retreat, two large secondary bedrooms and guest bath complete the main home. The home was completely furnished in January 2020 by a local designer using Restoration Hardware furniture augmented by custom-made furnishings and original art.

The separate guest cottage offers an endless array of possibilities. Luxuriously appointed in its own right with a large coffee bar, sink & refrigerator; sitting room with TV; full bath with stall shower; and a spacious bedroom with King bed, workstation desk/chair, trundle couch and closet. The cottage is ideal for shared use of the property by several couples; giving older family members additional privacy; and/or providing an optimum environment for a "workation" where you need a separate, peaceful work environment while you are enjoying the Napa Valley.

The tranquil backyard has an expansive patio and lawn area with outdoor dining for 8 people, as well as a comfortable outdoor seating group with couch, cocktail table, large chairs with matching ottomans, side table and umbrella. Between the main home and the guest cottage, there are two Weber gas grills for your use. You'll be able to watch the sunrise over the hills of the Vaca Mountains to the east, or marvel at the golden light dance across them at the day's end while relaxing with a glass of your favorite Napa Valley wine.

Walkers and runners will want to explore the numerous routes through the countryside and vineyards upon stepping outside the home's front door. You might encounter majestic horses, white doves circling in formation, and most certainly, an abundance of vineyards growing some of the Napa Valley's finest wine grapes. One of the area's most well-known wineries is just about a 15 min walk from the house with its vineyards, wine caves, and tasting room.

A walk around the area reflects the old and new Napa... modest country homes next to sprawling newer estate properties.... vineyards in between and meandering through the adjacent hillsides... small boutique wineries, and larger ones with tasting room experiences and cave tours. You might even encounter a horse or two seeking your attention or perhaps a spare carrot from your pocket.
