With 7 beds, there's enough space for your family, friends and loved ones to enjoy. If you prefer to stay indoors, enjoy ocean views from the 3rd floor balcony, watch your favorite streaming shows on one of 4-TVs.

The first floor bedroom is its own studio apartment. A perfect separate space for the guests in your party that prefer accessibility. This suite boasts a queen size sleep number bed, a well equipped kitchen with full size refrigerator, microwave and stove, large wall mounted flat screen TV and full bathroom. Additional guests may enjoy the sofa bed. The expansive second floor space is where you will enjoy family dinners, your favorite

The third floor is considered by some to be the crown jewel of the home. This loft is perfect for the young ones in your party complete with a 55 inch TV with Roku, 3 beds, full bathroom with tub, games and balcony with a slight water view.

When you want to head to the beach, grab the available wagon and beach chairs across the street to the beach access. When you return, rinse off the sand by using the provided outdoor shower.

If you prefer to sit poolside instead, the community pool and hot tub is available to guests. Please see house rules about access/limitations.

As with any travel in the era of the Covid Pandemic and natural disasters, please obtain travel insurance (or whatever suits your personal needs), if a last minute cancellation would be a financial hardship for you.

House Rules:
By accepting the booking, you agree and accept the following:

You are an adult over the age of 25 and the number in your group is not more than 10

Check-in time is after 4:00 PM. Check out is 10:00 AM. There are penalties for overstaying beyond this time.

Quiet hours are 10:00pm – 6:30am during the week (Mon-Thurs), and 11:00pm – 6:30am on weekends (Fri-Sun).

We hold your card for $650 as a refundable security deposit. If it is returned if house rules are followed and home is returned in good condition.

Smoking is not allowed inside or outside of the property. Deposit to be processed by Host on Guest's Credit Card. You will lose the full deposit for any smell or evidence of smoking indoors.

You agree to review, sign and return our vacation rental agreement within 48 hours of booking. This will be emailed to you upon booking. It is sent by our 3rd party system. Booking will be cancelled if not signed within this time frame.

Parking onsite is available allowing for 2-3 spaces. These are tight spaces so no oversized vehicles. No overnight visitor parking is allowed. Towing is strictly enforced in this community.

Pets are not allowed. Unauthorized pets will result in eviction and $250 non declared pet fee which will be charged to you.

There is a ring doorbell camera located on the exterior of the home only. This has both audio and video recording capability.

You agree not to disable, tamper or disconnect electronic devices. A fine will be imposed for disconnecting or tampering with wireless router, the ring camera, smart lock or other electronics .

We are regularly serviced by a Licensed Pest Control company but please keep in mind that warm weather tends to bring about the occasional critter despite preventative measures. We ask that you please keep the exterior doors closed to avoid entry.

WIFI is strong and available but occasionally spotty. Instructions and log in information in the provided owner's manual. No refunds for internet-related issues.

The pool and hot tub are managed by a 3rd party. Guests are free to use but at your own risk. We have no control over closings, limited availability for repairs and other related matters.

There will be no refund for inclement weather, COVID, or extenuating circumstances. Trip insurance is highly recommended.

We want to make your stay as enjoyable as possible. The best way to reach us is through the VRBO messaging between the hours of 9am-7pm.

Let us know if you require a contact for pack and play or other baby items. There are a few third party vendors in the area.
