a fully equipped kitchen of 30m2 (piano, microwave, dishwasher, small appliances, 2 fridges), table for 12 people
a living room of 80 m2 with fireplace and table for 16 people,

Upstairs:
4 double bedrooms of about 12m2, bed 140, with inside each room a bathroom area (shower, sink & toilet), wardrobe.
Going up 4 more steps, a door with a mezzanine with a 140 bed, another door leads up to the dorm stairs.
Going down a staircase from the mezzanine of a dormitory 30M2 (3 bunk beds, a single bed).

Towels and bed linen are provided.
The property of 45 wooded hectares includes:
A 12*6 swimming pool with a polycarbonate solar shutter ensuring on the one hand an additional temperature of 4 to 5 degrees and on the other hand the safety of children.
1 lake of 1.5 hectares and a lake of 800m2 (we grant the right to fish in "no kill" during the rental period with your equipment). Swimming is forbidden in the lakes.
The house has direct access to the woods and lakes
We have at your disposal a kitchen equipped with dishwasher, microwave, filter coffee maker, Senseo, Magimix, fridge freezer, washing machine dryer, iron and ironing board, TV, playstation2, wifi, 4g, sheets and towels included (except towel for the pool).
Ping Pong table, petanque court, 4m30 trampoline, swing, table football.
Open barn to park three cars, the others can be parked outside in the property.
The house is authentic with the charm of the old and cool in the summer.

The Domaine du Bois Manuel is located in the Lot et Garonne on the edge of the Gers. Magnificent view of the countryside, calm and serenity. Our wood includes oaks and young oaks, nature must be respected. 20 hectares are in a hunting reserve (not hunted) and you can observe nature and animals during your walks if you are early risers and you don't make any noise.
Parties are forbidden. Fires too.
You will have access to the entire property in private. We can be present when you arrive in our private area, possibly on the first evening if our co-host cannot accommodate you.
A high voltage line runs over part of the property but it is absolutely not visible from the house.
