Property description and rules

A Charentaise longhouse (long farmhouse) accommodating 7 people plus a baby, situated in the countryside on a route popular with hikers and cyclists. Located 20 minutes from Angoulême, 10 minutes from La Rochefoucauld, and one hour from the coast, it sits on the border with the Dordogne and the "Route des Moulins" (Mill Route), surrounded by many fascinating sites to visit.

The gîte features a billiard table.
It is a quiet, private rental (not shared with others) offering a huge, comfortable living area. There are three double bedrooms upstairs (please note the third bedroom has a 130cm-wide bed) and a sofa bed in the living room.
Beds are made up prior to guests' arrival.
Amenities include a billiard table in the living room, Wi-Fi, television, a fireplace in the dining room, and a fully equipped kitchen.
Private courtyard and parking.
A one-hectare park with a 10m x 5m outdoor swimming pool adjoins the gîte; pool access is shared with the owners. Pool hours: 9:30 AM – 11:30 AM and 3:30 PM – 8:00 PM.

Extras available upon request include vintage car rides, homemade jam, seasonal garden fruit (apples, figs, chestnuts, hazelnuts, cherries, etc.), fresh herbs (chives, parsley, thyme, etc.), and local specialties.

- Friday mornings in Saint-Angeau
- Saturday mornings in La Rochefoucauld
- La Berthière (fruit—strawberries—and vegetable producer): Tuesday through Saturday morning in Saint-Angeau.
- Agritonus: producers' market every weekend during the summer.

POOL AREA RULES AND REGULATIONS

In accordance with French regulations regarding the use of private pools made available to guests, and to prevent accidents involving children while ensuring a pleasant experience for everyone, the following rules apply to the use of the pool:

- Use of the pool implies acceptance of these rules.
- The pool is open from 9:30 AM to 11:30 AM and from 3:30 PM to 8:00 PM, barring unforeseen circumstances. Night swimming is prohibited.
- As this is a private family pool, use is reserved exclusively for members of the GUERRIER family and guests staying at the *Gîte des Fonds Clairaux*. Unannounced guests (friends or family members) are not permitted.
- Please note that there is no lifeguard on duty. Children may not access the pool area unless accompanied by an adult parent or guardian. Minors remain under the care and supervision of their parents or accompanying adults.
- The pool area is a place for peace and relaxation. Running around the pool, diving, and rough play are prohibited. Bulky items, such as inflatable rafts, are not allowed. Users agree to:
- Leave shoes on the decking; access to the pool area is barefoot only.
- Wear appropriate swimwear.
- Apply sunscreen after swimming.
- Tie back long hair.
- Refrain from bringing food or drinks into the area.
- Use their own bath towels (towels provided for the guest rooms are not to be used for the pool).
- Take responsibility for the garden furniture provided around the pool and treat it with care to keep it in good condition.

Respecting these rules means observing the principles of communal living and maintaining a pleasant atmosphere around the pool.



Rental duration

This accommodation is rented to you for the period specified at the time of booking and defined in your rental contract. Under no circumstances may a guest claim any right to remain on the premises beyond this period.
Arrival and departure
 Check-in is from 4:00 PM onwards.
 Check-out is by 10:00 AM.
 Cleaning must be carried out on the day of departure, before the check-out time.
Supplied items
 The rental includes bedding (bed bases and mattresses), duvets, pillows, and blankets. You are required to use fitted sheets to cover the mattresses, as well as pillowcases and duvet covers.
 Sheets and other household linens (bed sets, towels, etc.) are provided. Upon departure, please fold them and place them on the bed to facilitate the cleaning service included in your rental.
 Please bring your own supplies such as transparent grey trash bags, sponges, tea towels, dish soap, dishwasher detergent, laundry detergent, etc.
Use of the premises
 All furniture is at your disposal. Please keep it in good condition and ensure it remains clean.
 Water, electricity, and heating are included in the rental price. However, to help protect the environment, please turn off lights when leaving a room, do not let the water run unnecessarily, and avoid leaving doors and windows open for extended periods while the heating is on.
 All amenities are available for your use, subject to normal and reasonable usage. In this regard, please do not flush anything down the toilet other than toilet paper. Use only products compatible with a septic tank system.
 Every entrance to the accommodation is fitted with a lock. Please ensure that all doors are securely locked whenever you leave the premises. You are liable for any theft or damage resulting from non-compliance with this clause.

Safety and Conduct Guidelines
 Please respect the peaceful atmosphere of the premises and use the property for its intended purpose. Noise levels—both inside and outside the property—must be kept low to avoid disturbing the neighbors. In the event of a dispute or complaint, we reserve the right to evict the guests responsible for the disturbance.
 Out of respect for the neighbors, making noise between 10:00 PM and 8:00 AM is strictly prohibited.
Smoking inside the accommodation is strictly forbidden.
Pets are accepted subject to certain conditions:
1)- no pets allowed upstairs
2)- must be sociable with our two dogs and our chickens

 In an emergency, please contact the appropriate emergency services (18 for the fire department, 15 for medical emergencies/SAMU, 17 for the police).

Household Waste
Trash bins are provided for your use. Please follow the sorting rules: yellow bags in the yellow bin for cardboard, plastic, and metal packaging; green bin for glass; compost bin for organic household waste and plant-based food scraps; black bags in the grey bin for all other waste. Upon departure, please empty the indoor bins and leave them clean.


In Case of Problems
 In the event of a breakdown or malfunction, please contact us immediately. We will do our best to resolve the issue. No reimbursement for repair or maintenance costs will be considered without our prior approval.
 Please report any breakage, incident, or damage during your stay, even if there is no visible damage. In the event of loss or damage to property items, the cost of repair or replacement may be deducted from the security deposit (e.g., broken dishes or a tear in the billiard table felt).
