The high-end “Villa Xapala” is a dream home for families, friends, and respectful groups. The villa is located in a family-friendly residential neighborhood with many children. Therefore, we expressly do not allow bachelor/bachelorette parties, team outings, drinking binges, or similar activities!

At over 400 square meters, it’s arguably the largest vacation villa in the heart of Cala Ratjada! With 7 double bedrooms and 4 bathrooms, Villa Xapala is perfectly suited for group or family trips. Its central location is arguably one of the biggest advantages of this city villa. Walk to the center or the harbor in 10 minutes and enjoy the numerous restaurants and bars. The area’s 3 most popular beaches are within walking distance—just grab your inflatable mattress and head out.

Our Villa Xapala is located in a quiet residential neighborhood with local residents. Therefore, any kind of party or loud music is strictly prohibited here! Quiet hours and nighttime hours must be strictly observed. The neighbors will not hesitate to call the police immediately. For every police call, we must deduct €1,250 from the security deposit, and in the event of a repeated violation, we are forced to immediately evict the tenants from the property without any refund.
(In this regard, we must take strict action without exception; otherwise, our rental license will be revoked.)
