About this house rental
Lovely apartment, 40 sq m, on the ground floor, with private veranda and air conditioning.
This charming flat can accommodate up to 4 people. It consists of 1 double bedroom, living room with kitchenette (fridge freezer, microwave oven, kettle, Moka pot) and double sofa bed, one bathroom with shower.
Facilities: Sat-TV, high speed Wi-Fi, hairdryer, telephone, fan. Pets accepted.
At just 4 km from Montepulciano, surrounded by the vineyards of Vino Nobile, this old farm estate has been tastefully renovated and now features 9 holiday apartments. Set in a large garden, a swimming pool with hydro-massage corner (15x9 m, up to 160 cm deep, open May 1-Oct 15) is at guests’ disposal, as well as a children’s playground, barbecue area and a small fitness room with view over the swimming pool and countryside.
Clients’ also have access to a spectacular wellness centre featuring a hot tub, in a room with large windows and view over the swimming pool and surrounding vineyards, a relaxation area, a Finnish sauna and a Turkish bath. On request possibility of Spa and herbal tea or various tastings packages.
Wi-Fi covers the whole property.
An ideal location both for a relaxing vacation, thanks to its tranquillity, and as point of departure for excursions on foot or by mountain bike and for visits to Tuscany’s beautiful art centres. Additional amenities are breakfast and restaurant service on the premises, as well as wine or olive oil tastings.
The holiday flats have been finely furnished and have maintained their original stone architectural features without, however, neglecting modern comforts.

The grounds (pool, shaded spots, and gardening) were well maintained and a real positive. The apartment was clean and the bed was comfortable. The location is perfect for short drives to Orvieto and Cortona. If you want to go to Montepulciano it is only minutes away from Sanguineto. Even the closest town has a fantastic pasticceria. There was some confusion when we checked in and were told that breakfast was complimentary. The next morning were told that information was incorrect and that the breakfast was 20 euro. I am content to pay, but the check in staff needs to have more specifics about the policies. Another disappointment was being told that some items supplied by the inn were minimally provided (e.g., one roll of toilet paper and dish soap in the kitchen) and additional items would have to be purchased on our own. I have stayed in numerous agriturismos and have never experienced this kind of policy. This was startling and the only disappointment.

Excellent location for day trips to wineries and nearby historic cities. The landscape is breathtaking. Truly enjoyed our stay!

The property was great. Great views and great location. Staff was friendly. The unit we had , Nobile 3, was clean and comfortable. The kitchen was appointed ok. One thing that is great with some VRBO’s in Italy was that they include a breakfast. This one is optional. A little pricey but very good and convenient. The breakfast starts lat at 8:30 so remember that when booking tours. Tends to be on the late side. Overall a great experience. A few negatives. One is there are bus tours on many days. They either do wine tasting or lunch but after run about the property with cameras. When you planned a day or two sitting back under cover enjoying a glass of wine enjoying the beautiful views ….. it can be disruptive. Our unit had a table and chairs just outside in front of our unit. This was nice. Our unit also had a living room window and bedroom window that opened with screens. A huge bonus. The issue was that other units had their outdoor space behind our unit right by our bed room window. Between the walkway and sitting area they could hear everything and we could hear everything going on so we were forced to close our bedroom window and the road is close so you can hear traffic. Lastly the walls are paper thin. You can hear people in units all around you. The chairs sliding on the brink floors are like nails on a Chalkboard and goes on till everyone is in bed.
The price is reasonable and it’s a great place if you can get past the negatives.
