POOL HEATER INFORMATION:
Our pool heater fee is $30 + tax per day and this must be requested at the time of booking or at least 3 days prior to your check in.
The pool heater needs to stay on for the length of your reservation or for a minimum of 5 days in a row.
Please note: the spa only warms up if the pool heater is on (if applicable).
The hours of operation are from 7:00 am to 7:00 pm and the temperature is set between 82° to 88° F (times and temperature may vary according to the time of the year).
The pool heater works through HEAT EXCHANGE and might not function when weather is near freezing temperatures.
We recommend pool heating from September to May.
Please inform us if you would like to add the service during your stay. For Airbnb guests, we will need to send a payment request once your booking is confirmed.
BBQ GRILL RENTAL:
$50 + tax (13.5%) is the charge to use the BBQ Grill.
Guests are responsible for exchanging propane.
The fee covers the final cleaning and equipment wear and tear.
LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning fees vary according to the size of the house.
We offer Regular Cleaning that includes towels and bed linens wash and it's the same price of the cleaning fee that you are paying for your house.
We also offer Mid Stay Cleaning that doesn't include towels and bed linens wash and the price is almost half of the regular cleaning fee.
We can add the additional cleaning after booking is processed.
LAUNDRY:
We are offering our guests a professional laundry service delivered to the house.
Bed linen, bath towels, hand towels, bathroom rug, kitchen towel and pool towels are available for all guests.

Trash has to be taken in a TRASH BAG to the nearest dumpster in the community (located on the right side at the end of the street).
ENTRY INTO HOME/KEY CODE:
You will receive home arrival instructions 3 days prior to your check in to your email address on file.
You will go straight to the house and use an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
***For your safety, this home is equipped with security cameras outside by the front door and outside by the back screen door near the pool machines.
After you've booked your home, kindly inform us if you want to add services like Pool Heating and/or BBQ Grill Rental.
When the reservation is complete, you will you receive an email requesting an electronically signature for our rental agreement. Please look at your junk mail to find it (Airbnb guests don't receive this email).
PACKAGES (ONLINE PURCHASES):
Deliveries will be left on the doorstep of your house, however we are not responsible for lost, damage or theft of the packages.
The clubhouse receives ONLY USPS mail delivery. All packages from FedEx, UPS, DHL and Amazon must be directly delivered to your house.
At times Amazon or other retailers use USPS services to deliver packages. In this case, package(s) delivered to the clubhouse will be accepted.
Any package delivery addressed to the clubhouse that is not from USPS will be returned.
Resort clubhouse address is: 3070 Secret Lake Drive, Kissimmee, FL 34747. The receptionist will keep the packages, fees may apply.
PARKING :
No trailers, RVs, golf cars are allowed to park in the community or the driveway of the homes.
HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Mid Stay Cleaning services during your stay can be requested for an additional fee.
FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. All food items will be removed after check out and no supply of items such as condiments, coffee or cooking oil will be provided prior to check in.

Overall we loved this property and had a great visit. The rooms for the kids were AWESOME and they absolutely loved them! It was well stocked and maintained as well as very clean. One thing that was wonderful for us that very few places we have stayed at have had is thick curtains that help block morning light. The only issue we had is the water pressure was a little low and the drains for the sinks and showers weren't great but definitely not a deal breaker :)

We had an amazing 6 night stay at the property with lots of pool time and evening walks around the community. Plenty of space for our group of 7 (3 adults / 4 kids) to spread out. Location was great for Universal, Epcot, Sea World and all the other great Orlando attractions. Check in / check out was a breeze and the property was clean and well maintained (couple of minor fix-ups needed, but this is likely the case with any home). Property manager was courteous and timely in responding to any questions or concerns. Truly enjoyed our stay!

Stayed here with 2 adults, toddler, and baby for a Disney vacation. This place was perfectly located about 15 minutes drive to the Disney parks and 5 mins to Target, Walmart, Dunkin, Publix and really any food you could need. It was spacious and well laid out. The pool was a great bonus. It also had a door alarm you could switch on for the sliding door to the pool and a lock high up on the door, as well as a pool gate, so we felt very comfortable about our toddler’s safety with the pool. The wifi was a bit spotty and the floors could have been a little cleaner upon arrival but overall we were so happy with our stay and would definitely stay again! They had a pack and play, toddler bed rails, and provided ample towels for pool/bathing. Our daughter loved the Frozen room and everything else was so well decorated! Overall felt this place was excellent value. Would love to visit again!

Less than 20 min drive to Disney Parks. Great house overall. Our only issue was that the pool never heated up, not even after 4 days which was a bummer because we payed the extra amount to have it heated. I would suggest for the hosts/owner to provide baby gate for the stairs and high chair other than that they had playpen (but we did not use it)
