About this house rental

Tucked into the heart of St. Augustine's historic district, this 1885 carriage house offers a grounded, character-filled base for exploring one of Florida's most storied cities. Two levels of living space carry the architectural detail of the building's origins while keeping everyday comfort fully intact. The cobblestone streets, local restaurants, breweries, and historic landmarks are all within walking distance - and the kind of unhurried pace St. Augustine is known for starts the moment you arrive. Sorry, no pets.
 
Living space
The two-level layout gives the home a natural sense of movement and separation. The upper level brings the living room, dining area, and kitchen together in one open arrangement - easy for groups to gather without feeling crowded. Downstairs anchors the two additional bedrooms and a full bathroom, keeping sleeping and living areas distinct. Air conditioning, heating, and a ceiling fan keep the home comfortable regardless of the season, and WiFi, a dedicated workspace, and an HDTV cover everything from a working morning to a low-key evening in.
 
Sleeping arrangements
Three bedrooms with three beds sleep up to six guests comfortably. The primary bedroom sits on the upper level with its own en-suite bathroom. The two remaining bedrooms are located on the main level, each offering a calm, private space to retreat to at the end of the day. Bed linens, hangers, and essentials are all provided.
 
Kitchen & dining
The kitchen on the upper level is fully equipped for everything from an easy breakfast to a proper sit-down meal. You'll find a refrigerator, stove, oven, microwave, dishwasher, coffee maker, toaster, dishes, silverware, and cooking basics ready to use. A dining table brings the group together for meals at your own pace.
 
Outdoor living
The home offers several outdoor spaces spread across its two levels. A covered front porch and shaded patio give you easy spots to settle into at any point in the day. The garden deck is set up for grilling with barbecue utensils included - charcoal grill, skewers, and the rest. A covered balcony on the upper level looks out over the neighborhood streetscape, a natural perch to catch a breeze as the afternoon shifts into evening.
 
Comfort & convenience
A washer and dryer handle laundry on-site. A private entrance and self check-in via keypad make arrival simple and on your own schedule. Hair dryer, iron, and bathroom essentials are all provided. Free driveway parking accommodates up to three vehicles directly on premises.
 
The neighborhood
The historic district keeps daily life walkable - local restaurants, breweries, shops, and landmarks sit within easy reach on foot. When the coast calls, Vilano Beach is just a short drive away, offering a straightforward change of scene without a long commute.

We three couples had a wonderful weekend at The Carriage House. The property is clean and well cared for, the beds are comfy, the walls are solid (with earplugs, I heard nothing of the rambunctious card game my family held in the upstairs dining room andslept soundly through it in the likewise upstairs bedroom), and the toiletries, paper goods, etc., are all of nice quality. Though St. Augustine is very busy this time of year, our street was quiet and removed from the crowds while still in walking distance of everything we wanted to do and see, and the onsite parking was a huge plus in this busy area of town. Suncoast Properties was very responsive and helpful; the morning of our departure, I called to clarify the check-out time, as the VRBO listing and emailed instructions differed. I was quickly connected to an operator who, in turn, had the property manager, Matt, call me right away. He immediately offered to honor the later check-out time and pleasantly inquired about our Nights of Lights weekend. That afternoon, I texted him to say one of our group left a necklace behind. He said he would ask the cleaners to keep an eye out for it. The next day, he texted to say it had indeed been found and let me know he would mail it directly. Fantastic customer service on the entire team's part. A wonderful stay all around...highly recommend!

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We were disappointed in several things. First, we didn't get check in info, we had to email and call multiple times on check in day and finally got access info after the scheduled check in time. The house should be a gem, but it's not. The first floor has different levels of flooring, the larger of the two bedrooms has areas where the floor is lumpy under the carpet, that room needs to be brought up to the flooring level of the hallway. The bathroom was updated on the first floor and it was the best part of the whole house. The side deck is so bad it felt like you would fall through when you walked on it. Upstairs, the kitchen is in need of updating, the counters are a combination of types. The whole interior needs fresh paint and fresh flooring. The carpet was very old and dirty. We found candy wrappers and even food on the floor in the living room. A water bottle with cigarette butts was left on the 2nd floor deck. Nearly all of the decor felt like junk that was no longer wanted and just stuck there. This house with its historical value and location should be a gem but it's not. It could be with a lot of needed repairs and thought in the decor. Just because a house is old doesn't mean it can't be updated, nothing in there felt like well preserved historical items, it just felt neglected. Management needs to do an inspection and make recommendations to the owner.
