About this house rental

**Construction on the house next door is finally complete!!!** This base camp is perfect for your family or responsible group to gather and enjoy great times! Nestled in Boise's best kept secret neighborhood, the historic East End, and just a short hike or mountain bike ride away from Eagle Rock (trailhead is only 3 blocks away!). This lovely 4 bedroom, 3.5 bathroom with awesome game room is perfect for an extended stay or short trip to Boise. 5 min to downtown, 7 min walk to the greenbelt and super easy access to everything great about Boise!

House Rules:

*Quiet Hours are between 9pm – 8am.
*There cannot be more than 15 people in or on the property at one time and no more than 9 occupants overnight.
*We do offer late check out and early check in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.
*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.
*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.
*1-2 well behaved dogs are allowed. There is a pet servicing fee of $45/pet. This is a one time charge that will be requested via the Airbnb resolution center after you have booked. Please remove any dog droppings and dog hair before checking out. If pet hair or waste causes additional cleaning expense the expense will be billed to you. If discovered any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.
*Events (like a baby shower, reception, birthday party, etc) are not allowed. Unauthorized events will be subject to a minimum charge of $1500. Additional charges for damage may also apply.
*Friendly reminder to please use the provided black towel for face make-up. So many of our towels and pillowcases are stained by oil based make-up and our professional laundry service can't even bust these stains. We appreciate you helping us conserve our linens.
*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.
*There is also a Ring camera system to monitor the outside of the home.
*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.

An absolutely PERFECT house and location for our Family Christmas! The floor plan made having 9 folks in the house all at once seem effortless! Great big kitchen and table for meals and games, plenty of bedrooms, lounging, and gaming areas both in the house and outside for watching a movie in the brisk Idaho air! And its location allowed for an easy and safe walk to and from downtown Boise, even after the big New Year's Glowtato Drop! Don't let the street view fool you, this house goes on for days! 10 out of 10!

A great house and very responsive management but a number of issues arose that never should have. Very tall weeds in the rear area requiring folks to wade through them to access alley trash cans. Ticks found on children! Never should've been allowed to grow that tall. One of three interior, window-vented A/C units was not vented so it blew both hot air and cool air. Totally unusable. Both issues were handled, though. The A/C is totally inadequate at ambient temps above 85F. The three interior units ran 24/7 and only really cooled the house to comfortable levels at night (daytime high temps 87 to 103F). Constant roar of A/C units in bedrooms and living areas. Not optimal. Even then, temps were far too high, particularly if one cooks in the house, as we did. Then its almost unbearable if you flirt with the house max sleepovers at 9 and total guests at 15, which we did. There are NO sharp knives in the house and no way to sharpen those present. VERY difficult if cooking. The refrigerator is sufficient for a two bedroom apartment. FAR too small for the number of people for which this house is rated. The small 'drink' refrigerator has only one shelf making 2\3 of the interior volume unusable for drink storage. Very disappointing. The yard watering schedule should be prominently posted to allow guests to street park their cars overnight on watering days. We were VERY disappointed to wake up to find our prized automobiles parked in the driveway covered in water spots.

This was a nice clean house with everything we needed. We appreciated all of the bathrooms for a group of five. The neighborhood was great and Boise made a good impression on us. I would stay again.

Property was very reasonably priced, and for the most part, the utilities worked, the rooms and the linens were clean. There was plenty of dishware, silverware, pots and pans and plates, etc. However, security was a problem.Aside from any concerns about being safe while we’re sleeping, when we leave the premises during the day and all our stuff is there, clothes, computers, etc., the air conditioning flex pipes exiting the windows Prevent you from locking those windows. There are three of them.Further, we observed activities in the back garage. Articles that were there on our first day had been removed on our second day.One of the three coolers, these portable air conditioners, the one in our room in the back, was not working correctly, but would shut off constantly.All in all air conditioning was not sufficient For the hotter parts of the day.the aesthetics were not good. The grounds along both sides and the rear of the home contained a lot of living and dead, large weeds, broken fence gate, and a car in the driveway. the car, all smashed up, with spiderwebs, is definitely an eyesoreSo among the reviews that we looked at, there was a negative one that said a lot of what we are saying, but left off what I consider is a greatest concern, that is; the security issue. I notice the manager called that person “knit picky”. I guess we three couples are nitpicky too.
