ABOUT THIS HOME: Are you STOKED about your next beach trip? If not, you're about to be! Stoked is the ultimate beach house getaway with the feel of old 30A with all of the modern conveniences of a luxury beach house - including a complimentary 6-seater LIV golf cart for your stay! Nestled among the sand dunes, you have amazing GULF VIEWS from either of the two spacious decks and both living rooms! Plus, there's a balcony bed-swing for naps in the shade and sunset views of the Gulf! One visit and you'll make us your lifetime vacation tradition!
ABOUT THE AREA: The best of both worlds: be on the Gulf, walkable to the famous Red Bar (wait for the buzzer while relaxing on the covered porch) or Western Lake for paddle boarding. And if shopping is your thing, you have plenty in Grayton Beach, Seaside and Watercolor as well as farmers markets in both Watercolor and Seaside.
BEACH ACCESS: Grayton Dunes is the beach access closest to home! When you get to the end of your road, take a left and the gorgeous turquoise water is directly ahead! Grayton Beach State Park is one of the most beautiful parks in the area. If you want access to winding trails amongst the massive dunes, strolling along a coastal dune lake as well as a stunning beach with all the facilities, then this is a perfect option.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
Parking Details:
- This home includes 2-3 parking spaces with no overflow parking.
All bookings over 30 days require a security deposit to be charged after booking.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

We really enjoyed our stay at Stoked! Location is fantastic, very close to the beach and four doors away from the Red Bar and other restaurants. There was a convenient path to the beach with just a few minutes walk. House came with a golf cart but wasn’t needed being so close.

We loved the house, especially the bed swing on the porch and having use of the golf cart. The dishwasher did not work the entire time we were there, which was frustrating but other than that, despite the rain, we had a nice relaxing stay.

We rented "Stoked" home for Spring Break 4/2-4/29/2022. The location of this home is truly the best attribute. Also, the self check in and check out process was easy. The home had 6 bikes available and a golf cart - none of which was mentioned by Meredith at the time of booking; we rented 8 bikes from Big Daddy's Bike Shop since we were not told bikes would be available and we were not able to return them for a refund - waste of $700 we didn't need to spend! The home is spacious but not fully equipped for 8 guests as listed. There are only 3 good beds unfortunately; the sofa bed is old and very uncomfortable. Bedding was not provided for it upon check in although our reservation was for 8 guests. Our children slept on the sofa downstairs instead which is not a sleeper sofa but was more comfortable. Extra blankets were delivered the second morning of our stay. The kitchen was not well stocked. Only 3 forks and 4 large plates were available although there were dozens of knives, spoons and bowls. The ice maker in the fridge did not work. The communication process with Meredith of the management company was difficult and response time slow. It sounded like we bothered her when we just asked to be provided items as advertised. Most importantly, the home was NOT thoroughly cleaned prior to our arrival. Sheets and bed linens in master were full of black dog hair although the listing clearly states that pets are not allowed. Upon inquiring about the dog hair, we were simply told by Meredith the owners used the home prior to our arrival and the linens change in the master must have been overlooked. In addition, we found used soap bar in master bathroom shower; a pair of women's sandals, used tissues and an empty Gatorade bottle were still in one of the upstairs bedrooms. Upon repeat text messages to Meredith, we received various responses ranging from flat out yelling at us, to then someone sending us a champagne bottle on day 6 to make good for all the items that were wrong. There was one employee of 30A Beach Girls management company (Jada) who took the time to apologize for all the shortcomings and try to make things better. Meredith basically insinuated the pictures I sent with dog hair, trash left in rooms, missing linens and silverware were not true. As I have told Jada, we all understand that an issue can come up; it is how you handle the response that makes a world of difference. We loved Grayton Beach and look forward to going back.
