The south wall of this house is almost entirely glass, floor to ceiling, and it earns every inch. Sea oats lean on the dune line, the sand runs white past them, and the Gulf takes over from there — no rooftops, no power lines, nothing between you and the horizon. Matarangi is a three-story beachfront home in Dune Allen Beach, the quiet western stretch of 30A, and the view is the first thing you'll notice and the last thing you'll want to leave. The main living space is wide open and built for a full house. The chef's kitchen is genuinely equipped — the kind where someone can break down a fresh catch on one counter while somebody else works on cocktails at the other — and it flows straight into the dining and living areas with seating for up to 15 between the long table and the breakfast bar. That's the real luxury of a big group trip: everyone at one table, nobody eating standing up in a corner. In the living room, a 55" flat-screen with Blu-ray and Sonos sound anchors the seating area for rainy afternoons and post-beach movie nights, though most evenings the windows win out over the screen. Six bedrooms spread across three floors, sleeping 14, with an elevator so nobody has to haul luggage — or a tired kid — up the stairs. The first floor is the kids' domain: a bunk area with two twin-over-twin bunks and its own full bath, sleeping four. The second floor holds five bedrooms — a king suite with a shower and tub, two queen suites each with their own bath, plus a twin-over-twin bunk room and another queen room that share a full bath, with a half bath nearby for good measure. The third floor is where you'll want to claim first: a king bedroom with an ensuite full bath, tucked up at the top of the house. Six full bathrooms and a powder room in total means the morning routine stays civilized. Traveling with little ones? A pack-n-play and high chair are available on request. Outside, the deck is lined with Adirondack chairs facing the water and a propane grill ready for whatever came off the boat or out of the cooler. The pool is there for the in-between hours, when the Gulf is a little rough or somebody just wants to float with a drink in hand. An outdoor shower handles the sand before it makes it inside — a small thing that changes everything about a beach house. Laundry is on site, so you can pack light and rinse salt out of swimsuits every night. A golf cart comes with the home, which on 30A is less a perk than the actual point: it's how everyone gets around here, and it turns a run for ice cream or a dinner reservation into part of the fun. There's also a library shelf in the house. Borrow whatever catches your eye during your stay — and if you haven't finished it by checkout, take it with you. Our gift. Dune Allen is the quiet end of 30A, and staying here means you're past the crowds but still minutes from everything. Stinky's Fish Camp is right up the road for oysters and gumbo, and Gulf Place has coffee, boutiques, and an amphitheater that regularly hosts live music. Topsail Hill Preserve State Park is just west, with its rare coastal dune lakes, hiking trails, and some of the most undeveloped beach in Florida. The Timpoochee Trail — 18-plus paved miles running the length of 30A — starts practically at your door, whether you're walking, biking, or taking that golf cart. Head east and you'll hit Blue Mountain Beach for creamery scoops and casual seafood, then Grayton Beach State Park, then Seaside with its Airstream food trucks and postcard-perfect square. Alys and Rosemary Beach round out the run. Do all of it, or do none of it and never leave the deck. Both are correct here.
