Casita Azul is one of several privately owned oceanfront condos in the Plaza Marina complex. The condo has a spectacular view, with the ocean practically beneath your feet! A refreshing ocean breeze from your personal balcony, and a premium central location to everything you want or may need.
Highlights of our property include a security gate, kitchenette with mini-refrigerator, double electric burner, purified bottled drinking water, Queen sized bed and comfortable Sofa bed (room for 3 guests total), quiet Mini-Split air conditioning, Satellite TV, 1 full bathroom, beach and bath towels, professional local management, and so much more. The unit maintains much of its original charm and the photos are current.
Location, location, location! Our condo offers an ocean view, and is adjacent to the Cozumel ferry and above the famous Senior Frogs. It’s a short walk to the supermarket, 1 block from the nearest ATM machine, and only 2 blocks from the bus station. We’re also near the Playacar Golf Course. The plaza has a unique, rustic charm with an off-the-beaten-path feel, making it an ideal spot for budget-conscious travelers and adventurous backpackers. While the setting is simple and minimally maintained, it offers an authentic, no-frills experience for those looking to immerse themselves in a more local atmosphere.
Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches. There is no specific season for it. We have no control of it, being a natural phenomenon we cannot process any refund related to it.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $750. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-IMPORTANT TO NOTE: Due to the convenient downtown location of Plaza Marina, at times guests have experienced noise from nearby restaurants and bars. We recommend this unit for people traveling with friends or a romantic couples retreat who are looking to be in the heart of the action!

Oh my God what an amazing little gem. I am just guessing on the history but given that we are literally connected to the ferry pier, this small condo development might have been part of the very first development in playa del Carmen. The rest of the development on the first floor has fallen on hard times with most of the shops closed but luckily that includes the hard Rock Cafe and Senior frogs. So the previous reviews that talked about noise are now obsolete, as of this writing. I'm also pretty sure that when it was originally built it only had ceiling fans which still work well. They have however added to air conditioning units. The kitchen is eclectic. Big utensils and a little hot plate. But also an electric frying pan and a air fryer. The outside deck is fantastic with a perfect view of Cozumel and lots of room to relax along with a lovely shaded area when the sun gets too warm. The whole place gives off an air of the kind of development you would see in the 70s and '80s in Mexico but it has been nicely updated. You are at the end of 5th avenue and also only 5 minutes walk from the ADO station. Really sweet and relaxing unit.

The views are amazing!
PRIVATE NOTE:
I sent a video to Angie about the situation with the roaches infestation inside the property.
That was the only thing that it was awful.
I know for the location it can be hard to control.
But the roaches were inside the electronics and appliances too.
This was a really hard experience for me.

Condo had roaches Kitchen was flooded due to refrigerator issues . Water was turned of part of early morning. A/C was not working in bedroom. When you called local non-emergency number no reply we stayed because we were doing activities outdoors.( people were helpful from California office and i appreciate there promptly responds.
