Location, extended facilities (dryer inclusive), attention to details. Beds were comfy.
The water in the bathroom sink was pouring slowly, so we preferred using the kitchen sink all the time. There was little space in the shower cabin. Even if the property was not underground, it seemed so, the only natural light being available through the door entrance. We've been a group of four, but there were only two large towels and two small towels. Also, they asked to take out the garbage when we left (and we did it), which is a little unusual.

Great location, close to restaurants and bars.
Shower and bathroom are very tiny, no room to move, hot water ran out very quickly.
