Facilities were nice, beach access was convenient, food was ok.
The open room concept is frankly too loud. 1st night was a party right next door with screaming people until 2am. Second night was an event on the other side of the highway but we could hear it perfectly. Luckily the temperature went down on the second night, otherwise it is too hot. We requested a fan via whatsapp in the morning but it never arrived.

1. First, the hotel is impossible to find. From the main road, you are presented with a fork and it isn’t clear which one to go down. Down that small road, it is not even clear once you arrive at the hotel.
2. My wife and I did not feel safe in the property. The shower backs on to an exposed and open wall, which sits next to a path. It would be very easy for someone to jump through in the middle of the night and into the room, or during the day to steal belongings
3. It is a solar powered hotel which means there is limited lighting around the room and the premises generally. You will walk to dinner in pitch black through unlit sandy paths. Also, this means the shower is cold in the morning.
4. The half board dinner menu is a set menu with one meat/fish option and another vegetarian. We were only told on the last night after asking that we could order (any pay additionally for) eating from the lunch menu.
5. The room’s pool was dirty on arrival. It was only after messaging on Day 3 that someone came and cleaned it.
6. Amenities such as shower gel and towels were not replaced.
7. The ‘spa’ consists of one room and on our arrival on Saturday we were originally told there was no massage appointments available until Thursday. On compliant, this was rectified.

Stunning architecture and thoughtful design, with a strong concept and philosophy behind the hotel. Very peaceful atmosphere with beautiful views. The pool is gorgeous, and the breakfast was generous.
1. Service / operations (not 5-star level): The welcome felt impersonal and overly administrative. There was no real introduction to the property (its story, the architect, or the sustainability/renewable-energy angle), which is a missed opportunity given the concept. Communication and logistics were unreliable: reception stopped responding regarding airport transport; when we arrived, no driver was there and we waited about an hour in the sun with little clarity. A similar issue happened at checkout: our taxi arrived ~40 minutes late and the response from reception was not proactive and lacked apology/ownership. The staff seemed confused most of the times and seemed like had no experience in hospitality.
2. Food: The dinner experience did not match the positioning/price point. Desserts were very basic and, overall, flavors and execution were underwhelming—especially in the evening.
3. Spa: Beautiful space, but the hammam was not working.
4. Room practicality / comfort: While visually beautiful, the room setup is not very functional. The main fan was not strong enough and the backup fan was very noisy. There were many mosquitoes; the hotel could improve this with better screening/sealing between the outdoor shower and the room and/or a mosquito net.
5. Amenities: Not enough towels in the room—two towels for two guests is insufficient.
6. Cleanliness: The sink area appeared not properly cleaned (signs of moisture/mildew).

I loved the architecture and the sense of intent placed on every detail of the property. The staff were kind, helpful and memorable. The food was delicious, fresh and imaginative. The hamman was relaxing and the refreshments provided were a testament to the attention to detail thought our stay. I can’t wait to come back.

Unique design, rustic wellness setting. Great to totally decompress.
Very hit and miss service. No air con and intense amount of mosquitoes is a huge issue. Not even repellent helps this. Uncomfortable sleeping conditions due to heat and bugs.
Facilities and services advertised are not an acceptable standard in reality. Examples include…
1) Reiki was advertised. I requested to book and the enquiry was essentially ignored and I was passed around multiple staff members who did not follow through.
2) Massage and head massage were not as described. Expensive for what was just a rub. Clearly not a qualified therapist as there was zero technique. Not what I would expect from a 5 star hotel.
3) Dinner menu extremely limited. Lunch selection limited but much better and could do with being available in the evening too. Only two choices of starter and main at dinner.
4) Check in service poor. Member of staff did not speak English and therefor could not explain the concept of the hotel.
5) Room service menu was not translated correctly resulting in incorrect items arriving. Plates were not picked up from room unless prompted and were left overnight.

Very instgramable and beautiful views.
The property is about 45 minutes to an hour outside of town. Water is extremely limited—there are only small pitchers in the rooms and a few around the grounds, which is far from adequate given the heat. To get an actual bottle of water, you either have to spend $10 USD on-site or bike 10 minutes off the property.
Bugs are expected in this environment, but the hotel does not sell bug spray and the small complimentary bottle is ineffective. There are no mosquito nets around the beds, and we woke up with blood spots on the sheets from bites.
The beach has very large, rough waves. While the hotel’s brochure shows surfing, that is not actually possible on this part of the property. Overall, the marketing is highly misleading. The resort positions itself as a luxury eco–property, but many elements are run down, the staff needs more hospitality training, food options are limited and extremely overpriced, and the missing basics take away from the experience.
A clear example: we booked the Hammam, and when we arrived, the water was dirty, towels from the previous guests were still there, we were missing our own towels, there was no water provided, and wax from melted candles was stuck to the branches. All of these details added up.
In short, it’s very Instagram-friendly, but ultimately underwhelming and lacking in the essentials that would justify the price or the “luxury” label.

Bat Infestation — Uninhabitable
If you value sleep and sanitation, do not book this property. Our first room was covered in bat droppings (POOP). It was on the floor, bed, and pillows. We immediately complained and the front desk apologized and moved us to another room. Unfortunately, the exact same issue happened again. Within minutes, a bat flew across our heads and clung to the wall. It became clear Terrestre had a full bat infestation.
We tried to reason with the staff, but they only offered a refund for 2 of our 5 nights. We stayed the first night only because we arrived late and had nowhere else to go. The room was unbearably hot with no air conditioning, just weak fans circulating thick humidity. We had to close the open bathroom window with blackout drapes to keep the bats out, which trapped the heat inside. By morning, bat feces covered the shower floor. It was completely unsanitary and disgusting. Plus, easily the worst night’s sleep of our lives.
This place is a perfect example of design over function. The architects clearly didn’t consider the basic needs of their guests — people who want a clean, comfortable place to rest their heads. We’ve stayed at many eco-friendly properties, but never one with this level of infestation. For $500 a night, this is beyond unacceptable. Skip this place entirely and rent a tent instead. At least you’ll have a more sanitary night’s sleep.
One positive was the staff. Most of them were pretty amazing which made writing this review so difficult.

Such a stunning location and the architecture is so beautiful. The meals included are good. Nice pools and some great things to see in the area.
Room service and general customer service is not 5 star. At best it is 4 stars. We waited up to 2hrs to get water delivered to our room. You are not able to drink the tap water, so had to keep asking for it.

We had an unforgettable stay at Terrestre Hotel. The location is stunning, surrounded by nature and designed to feel completely in tune with it. The architecture and open-air spaces create a peaceful, calming atmosphere.
The staff were welcoming, and every part of our stay felt intentional and relaxing. It’s the perfect place to disconnect and recharge. We can’t wait to return.

The architecture is just incredible and you feel as if you’re a Mayan living near Chichen Itza; you can see the tip of monuments scattered around the property in the middle of the jungle, and that is truly magical. The rooms are spacious and they each have their private little swimming pool and also a fantastic view of the immensity of Sierra Madre del Sur at the back of the property. Shout out to Crescencio that makes the hotel work and looked after us.
Unfortunately, you cannot bathe in the ocean; it is unsupervised and currents are dangerous. As such the beach club is usually closed. So I only recommend this hotel for a 3-4 day stay. Breakfast buffet is minimal (as in all Grupo Habita hotels) but the kitchen staff is very accommodating and there are a lot of à la carte options. They were nice enough to make me gluten-free muffins.

The hotel is an architectural gem, absolutely stunning, one of the most beautiful places I’ve ever stayed. There are many facilities compared to the very limited number of rooms, which creates a rare sense of privacy and exclusivity. Since the hotel wasn’t fully booked, it often felt like we had it all to ourselves. The saltwater pool is wonderful, and the private beach access is a real plus. Dinner and breakfast were both delicious, and the service was flawless. The team was incredibly flexible and accommodating when our flight was canceled and later when road closures made access to the hotel difficult. The same goes for check-in and check-out, which were handled with great flexibility.
Lunch, the only meal not included, was not at the same level as dinner and breakfast. While we understand and appreciate the strong eco-friendly approach, having air conditioning would truly be a valuable addition.

Beautiful place, such amazing design and with a really kind and attentive staff, especially the lady at the reception but also the other team members. Very good food at the restaurant too, really recommend this place for the beauty of the hotel, the location and getting away from it all!
Only a small thing, difficult for the hotel to do something about, but the final stretch of road before you reach the hotel is super bumpy. We were lucky that the rental agency gave us an SUV type car, in any case, if you rent a car, best to get full coverage because overall roads in the area can be challenging. And good to take note that the rooms are partly open to nature through the open air bathrooms. Beautiful design but I did not realise this when I booked and one of my daughters is very scared of flying insects, which occasionally pass by of course. Luckily for the other guests in our party and for most people this is of course no issue!

The staff clearly lacks training, and it seems like the management relies solely on the architectural value of the hotel to sell this experience. Examples:
1) the check-in was very mechanical, there was no mention of the concept of the hotel, the fact that it operates on solar energy, etc;
2) at checkout, there was not a single question about our stay, if we liked or not, and the host did not wish safe travels - for a hotel of this caliber this felt too plain, almost rude;
3) during our stay, we never had someone from staff asking if needed anything, it seems if they are afraid of complaints.
4) there was no service at the pool, which seems like a missed opportunity.
5) the restaurant staff is kind but also shows a lack of training - they always removed the dish of my partner before I was done eating, which is a basic rule of what-not-to-do;
6) the bar at the beach seems neglected.
7) the bugs in the room, due to the open bathroom, are a problem - on our last night there was a scorpion in the bathroom.. we abstracted ourselves from it, to enjoy the stay, but it can be a bit too much

Design of the hotel is beautiful, staff was nice
Potential rabies risk from bats entering the open bedroom at night; staff acknowledged the issue but said owners refuse to install protective netting. No air conditioning, making rooms uncomfortably hot. Noise problems due to lack of sound insulation—can hear conversations and cleaning from other rooms. Rooms not well maintained - hammock wasn’t installed properly, doors were jammed, lights didn’t work. No beach infrastructure to deal with wind (e.g., low chairs and umbrellas ineffective).

Examples:
- there were no towels in our room when we arrived. After we asked, they only brought two, forgetting the towels for our private pool
- the lamp that they gave us to walk around at night had 0 battery. Again, we expect to have it fully charged especially as we couldn’t see anything at night
- water wasn’t refilled in our rooms after they cleaned it
- we went to the hamam and the beach and both had used glasses, so we couldn’t drink any of the water they offered…
- at the pool, dishes and towels were left all day by previous guests and the staff didn’t clean it for hours
- during dinner our water glasses weren’t refilled, we had to keep asking
- NO vegetarian option, when asked they said they didn’t have any. Then someone next to us complained and they gave him one. We are not strict vegetarian so it’s was OK
- it’s very open which means that bats came in at night into our room from the bathroom. The rooms have a fan and bats often get hurt !!!
- they didn’t explain much about the property, how it’s fully powered by solar energy etc, such a shame! They could have told us how to charge the lamp ourself etc
- no explanation on the hamam
- SO many mosquitos came into the room because there are no mosquito nets in the bathroom

Architecture and location
Ufff where do I start …
- rooms were not properly cleaned. Filled with sand all over. We left towels on the floor for replacement and they hung them up filled with sand and we had to specifically ask them to replace them, as 1 example.
- wild life: the hotel is filled with wild life and their not prepared to deal with it. Theres only a curtain that doesn’t even go all the way down to the floor to protect you from wild life and mosquitoes. Besides the mosquitos, we once woke up in the middle of the night with bats in our room, frantically flying above our heads and no one was able to help us.
- Beach Club: non existent, you always have to ask for towels, water and food. They don’t get up to see if you need anything.
- Food: very very poor. Breakfast is supposed to be a buffet, but it only has 2 options of fruit, cheese and charcuterie. Otherwise no bread, sweet, coffee, etc options. From the second day onwards there wasn’t even a buffet due to “low capacity”. Dinner is a 3-course chef menu that besides being low in quantity is also low in quality.
- Service: staff aren’t trained and don’t know how to properly serve. Only a few rooms were being occupied and we were the ones with the longest stay, yet after 4 days, if you past by any of them they would pretend it was the first time they saw you and had no attention to detail of previous requests for instance.
- Hold: besides having payed a fortune for the stay (~600$ a night), they require an extra +2k$ hold at check in.
- WiFi: only works in certain areas and isn’t always great.
I could go on… really poor overall for the price payed.

The modern minimalist design of the hotel. The indoor/outdoor concept is unlike anywhere else I've stayed in the world. The patio upstairs has views to die for on either side - towards the ocean or towards the mountain. The beach was also super calming. Cresencio, one of the staff members was friendly, inviting and the spirit of the place. Loved the welcome area and their dogs Sandy + company
The food at dinner holds this hotel back from becoming a 5 star destination. Although it is included in the room fare - a more extensive Michelin style experience would complement this hotel better. I loved how connected the room was to nature but better instructions in the room on the closing of sliding shutters as well as keeping bugs out would be advisable.

The design of the rooms.
The service was awful, even the most basic of requests seemed like a chore for the staff. They were always on their phones. Water, towels and other drinks felt like luxury items. The food was just terrible, particularly for the prices, but bad by any standard. There was dog poo around the pool area and the staff laughed when my boyfriend stepped in it and suggested washing his shoe in the reception water feature.

The design of hotel, location and surroundings are beyond amazing. The rooms(suites) are spacious and comfortable for two, the fully open folding doors and roof pool are huge plus to the room. The quiet beach club and hamman are also great features to the hotel facility.
Restaurant is lovely, however, the service and menu could be improved.
The staffs were friendly, but service wasn't to our expectation. It would be great to have more options for the breakfast buffet.

Everything was really beautiful. The rooms were very comfortable, the private terrace and pool were amazing. I especially loved the outdoor shower. The food was fresh and delicious, plenty of healthy or decadent options at Breakfast and Lunch. Dinner is a set menu with with vegetarian option, and it was equally delicious. This is a place for relaxing in nature. I was outside all day, I read books, I swam laps in the pool, I did yoga on the terrace every morning (the hotel lent me a yoga mat), and we went for sunset walks on the beach every evening. The massages were also great! This was exactly what I needed! This is not a hotel filled with drunks by the pool. The staff was so kind and attentive. This is luxury and yet not gluttonous at all.
It is hot there, and we tend to drink a lot of water. Even though they will come and fill up your water carafe as often as necessary, I wish they would also provide reusable water bottles for the guests. If I return, I will definitely bring my water bottle.

they don’t have an efficient service on the beach and they don’t have cabanas on the beach but just a few little sun umbrellas absolute not comfortable for the sun and the high temperatures , if you like staying all day long (!or at least many hours ) on the beach could be e a little bit hard…; also around the common pool there not a shade area…
