The owner is very kind and welcoming. The location is excellent—just about a 20-second walk to the nearest bus or tram stop, with a direct connection to Venice that takes around 15 minutes.
The room is spacious, with air conditioning and a large bathroom. Towels are changed every other day, which is a nice touch.
Breakfast is simple but enjoyable, with sweet pastries and croissants, fresh fruit, two types of ham, cheese, good bread and rolls, as well as mozzarella and a light salad with tomatoes.
The mattress is on the softer side rather than firm, which might not be comfortable enough for everyone.
We were very satisfied with our 4-day stay. Mestre itself has a lively atmosphere in the evening, with plenty of nearby restaurants and even the option to go out for good ice cream late at night.

The location of this property is brilliant for those not wishing to stay in Venice itself. Public transport was readily available and only €1.50 each way. The tram stop was directly outside the accommodation. The breakfast provided was very good.
It took some time to find the property as we didn't expect the entrance to be by the side of a kebab shop. (Photo attached). Once found there was no reply despite being there at a good time (4pm). The owner eventually turned up and let us in. Unfortunately we could hear everything from the next room which didn't help for a good night sleep.
