Royal Manor Park

The property had everything we needed and we were very comfortable. Within walking distance of town centre and the sea and beaches.

The property was on 3rd Floor and the lift only served the first two floors. Therefore cases and supplies had to be carried up the stairs to the 3rd Floor. We are both elderly (78 and 82) and although we are fit for our ages, we struggled. The lift was not working for 2 days, which meant a climb of 3 floors. The property should be advertised as 'not suitable for those with mobility issues' It should be very clear that there is a full staircase to ascend from 2nd to 3rd floor on entry and exit.

Comfortable and spacious flat with a lovely feel about it. Well equipped with all that was needed. There is a Co-op on the ground floor (open early til late) so you never get stuck for provisions. We also found a great Asian supermarket on the opposite corner called Carmen's. Lovely Cafe Vino, and a bakery adored by my daughter (Benjamin's Artisan) and a real community feel about this mini suburb of Llandudno. However you are only one minute's walk from the promenade and 15 mins into town. Great street views as it's on the third floor. The living/dining room has a table and chairs in the bay window so you can really watch the world go by, or in my case the buses. It's a bus watcher's paradise! There are also bus stops really near the entrance.of the flat, with buses going into Llandudno, and to West Shore, Conwy, Bangor and Rhyl. The beds were great, living room very comfortable, a nice deep bath, and we enjoyed the board games. We had a lovely week here and were very sorry to leave.

The major thing was having no notice up to tell guests that there is a fire alarm every Monday. This was very startling in a third floor flat with a child and I definitely think there should be clear notices up. The only mention of it was in the visitor's book written by a previous guest (asking the owners to put up a notice). They really need to do that. It's careless and inconsiderate. We left our flat unlocked and the fridge open in our panic to get out. There was also a broken blind outer frame in the single room which meant no window covering at all and daylight flooded in early each morning. This had obviously been broken for a while as there were holes gouged in the wood where someone had tried to anchor the blind down. This is remarked on in the visitor's book. The shower is still dripping incessantly. Again this is mentioned a few times in other guests' comments but still it drips.

The lift didn't work all the time and the skylight in the small was held together with tape so couldn't close the blind

Great location, lovely views.

We asked for a cot and it was not provided meaning I had to put my baby in a bed and risk them falling. The oven didn't work (we found a report of this fault from August 22 in the comments book). Although we reported this, nothing was done. The single bed was very squeaky and my friend got little sleep made worse by the broken blind on the velux in that room.
