The pre-arrival instructions from Lisa got us exactly to the property, and upon entering, it was more spacious than we anticipated. Lisa greeted us on arrival, and she was lovely and friendly.
The kitchenette was completely functional, and we were able to use it to make a proper meal on both evenings we were there, and the lounge and dining area were perfect and comfortable. The hospitality tray was the best I've encountered, plenty of teas and coffees, a bottle of prosecco, and the best fresh plum bread ever!
The bed was so comfortable and the quality of the linen was so good. The bathroom was spacious and clean. The highlight is the outdoor area. Undercover, and we enjoyed a small glass of wine out there in the warm evening.
We definitely recommend this accommodation if you're visiting the area and we will be back. It's tucked away enough to be peaceful but still plenty within a short distance and great value for what you get.

A beautiful little property in a peaceful country side location. The garden was amazing and the kids had so much fun playing out there. Lovely touches by the owners of the welcome pack including the plum bread and prosecco! We enjoyed a walk in the wolds and a trip to the wildlife park that is only 15 mins drive away.

The Coach House is an excellent choice for a quiet getaway. The location is great for getting to places of interest, especially plane enthusiasts.
The cottage is lovely with everything you need, and the garden is a tranquil haven to relax in.

Great location, very comfortable, owner was very friendly. Nice selection of teas and coffee, milk and a plumb loaf provided and a nice bottle of Prosecco.
Wi-Fi was unusable, toilet seat stained, I am sure it was clean just looked bad, shower tray mould around seals needs sorting. Minor issues really and would have given 10/10 otherwise

Don't even hesitate to book this lovely coach house. Lovely and clean with everything you could possibly need for your stay. Including milk for that cuppa on the terrace after your arrival.

Spacious clean comfortable peaceful tastefully decorated and lovely area to sit out under cover very nice gardens.
Limited cooking facilities the hot plates on the microwave cooker to an age to cook vegetables. The local pub opening at weekends only meant a trip to Woodhall spa to eat out or Wragby for takaways for a couple on their own not a big issue. Luckily after experiences elsewhere I take my own egg cup now. The wi Fi was on but the tv wouldn’t load children’s tv for the toddler and his Night Garden bed routine again for a couple no problem.

Great cottage with everything you need. Perfect location very peaceful. Nice village. Lovely friendly pub with locals. Nice welcome treats. Loved the decor especially the bed throws. Would definitely recommend. Great communication from our host Lisa.

We liked the grounds and the garden, but couldn't spend any time out there as the weather was bad. it was peaceful and quiet. the supply of board games and outdoor games was a really good idea and we had fun playing these. The range of TV programmes was also great to have, you do not get these in some hotel rooms.
The only concern was where the bathroom was, Kids had to come through our bedroom to go to the toilet when we were asleep. apart from that everything else was perfect.

Located close to the Wedding Venue that I was going to. Very helpful host, and a lovely welcome, with local foods and a bottle of Prosecco.
Despite connecting to the Wi-Fi, I couldn’t get a mobile phone signal so felt a little vulnerable.

We brought our own cereal as was unsure what expect but was nice to have milk put in fridge view was beautiful really enjoyed our stay even if it was a short stay would love to come back for a longer stay it was very comfy and clean the extras were much appreciated thks for a warm welcome

Flat is comfy, clean, warm, well-appointed with great facilities, a VERY nice collection of stuff on arrival (prosecco, milk, bread, teabags etc.). Lovely big garden shared with the main house. Friendly, helpful, respectful hosts. Walking distance from a delightful, cheap, friendly pub with good pub food (the Sebastopol Inn; you should go).
Garden has a beautiful pond with no railings - which was fine for our two kids as they are old enough to know not to go too close, but perhaps not perfect for really new toddlers.

Bathroom being accessed via main bedroom was a surprise & inappropriate for our group.
I booked on my iPhone & got an a revised description that excluded this info.
Access to the covered rear garden is also thru the main bedroom. This is also limiting.
Freezer would be helpful.
And if I’m really picky, if you walk on the carpet in socks, the carpet actually hurts your feet.

What a fantastic little hideaway, we had a fabulous time, everything just as the pictures showed, and those little extra touches that were left for us on arrival just made it. The covered outdoor place to eat drink, play cards was wonderful. we had the most fabulous time and our hosts made us very welcome. Thank you
