Villa Rosa - with private pool

This is a beautiful house in a quiet neighbourhood. It is exactly as in the pictures - the pool is the standout feature though which my family loved. The sitting room furniture has been updated with an L-shaped couch which is great for a larger group. There is a double bedroom off the sitting room, toilet off the hallway and three bedrooms (one ensuite) and main bathroom upstairs. We were a family of six so we had ample room for our stay. Aldi is 5 minute walk away and Pizza Time Alcantarilha nearby does a great takeaway/delivery pizza. Armacao de Pèra has nice beachfront restaurants close by and it is easy to get to Alvor or Albufeira from here. Great location for a quiet relaxing family holiday. The property is privately owned and managed by an agency - Stephane from the agency was very helpful.

- A large heavy mirror in the Dining room fell off the wall when nobody was downstairs (we were upstairs getting ready to go out for dinner). It was hung with a very small hook that obviously could not support it. We got billed from our security deposit to replace it. We were told it was strange it fell on its own as it had been hanging there for 10 years yet it is not featured in any of the property photos. - A €300 ‘one off’ cleaning fee was added when we had to amend our original 7 nights booking to 6 nights as our flights changed. The charge per night is €325 so instead of our cost reducing it stayed almost the same when they added €300 for ‘cleaning’. When this was queried for us there was no response. We probably should have cancelled at that point but as our extended family were also staying in the area at that time we kept the reservation as there was no other suitable Villa. - The address provided for the property does not match at all on google maps. 96 Rua de Sao Sebastiao takes you to a totally different location in the area. Taxis had great difficulty including our Faro airport transfer to the property. We used a pin-drop when ordering taxis on the Bolt app thereafter. - Beds are quite hard but we did sleep fine. The pillows are truly awful- they are very small & flat, and only one provided per person. They can be seen on the beds in the photos. - Shower pressure is low but the bathrooms are lovely and very clean. One roll of toilet tissue is provided for each bathroom & no soaps included so we purchased these in Aldi. - Pool could do with a nighttime cover to keep bugs/debris out and/or a net to scoop out/clean the pool each morning. Outdoor space is beautiful and is where we spent all our time. - Some wear and tear damage which was pointed out to us on arrival - coffee table edge broken, cracked cooker hob, mark/stain on the couch, they had yet to be fixed.

Lovely property, rooms were clean and pool Was lovely, hosts were responsive and messaged back quickly, we really enjoyed our stay at villa rosa, 10 Of us for a birthday celebration and there was plenty of room. Aldi was a 5 min walk away for all our shopping needs and uber covers the area to taxi back. It’s about 6km to nearest beach only £7 in an uber.

A welcome guide for the property would be useful, air conditioning instructions, local restaurants and shopping information etc. we really enjoyed our stay

Een heerlijk ruim huis met tuin, wasmachine en droogmolen. Het zwembad is ook mooi maar in december is het te fris om daarin te zwemmen.

De huizen zijn echt gebouwd om de warmte buiten te houden. Daarmee is het in de winter minder comfortabel, al maakt de reversable airco veel goed. We nemen een volgende keer een extra dekentje mee voor de bedden.

We were 9 people and the house was perfect for us — very spacious, clean, and with all the necessary amenities. Everything was well organized and comfortable. Highly recommended!
