About this villa rental
WELCOME TO THE SOUTHERN ARDÈCHE
On the edge of the forest, in a quiet and green environment, in a residential area of Aubenas.
A two-storey house of about 250 m², on 2,500 m² of wooded land, enclosed and with swimming pool, all broken down as follows:
The built property is broken down into three independent lots that can be rented together or separately:
1-VILLA:
On two levels: 6 bedrooms from 12 to 21 m², two of which have shower and sink, a living room of 32 m². kitchen with dishwasher, gas oven and microwave, 2 bathrooms, one with toilet, a toilet, a veranda of 17 m² converted into a dining area with a very large capacity table, laundry room with fridge-freezer (3 drawers), washing machine, and large cupboard to store your food, and on the first floor two terraces, one of which is 18 m² protected by a pergola:

2-STUDIO DINA:
On a level on the first floor accessible with a stairway: a studio of 26 m² including a fitted kitchen with dishwasher, induction hob, combined microwave/traditional oven, bathroom-toilet with bath and shower, all opening onto a terrace of 20 m² and garden with trees,
to be rented SEPARATELY
3-STUDIO NATHAN:
On one level on the first floor, accessible without stairs: a studio of 21 m² including a fitted kitchen with dishwasher, induction hob, combined microwave/traditional oven, bathroom-toilet with shower, all overlooking private courtyard and garden with trees.

Important:
Some rooms have three beds and it is possible to add travel cots in all rooms.
Internet access via wifi is available and almost all rooms are equipped with televisions and DVD players.
Major renovation work was carried out in 2021 and 2022.
The exterior accessible to the three lots of the house gives access to:
- a swimming pool heated to a minimum of 26°, with integrated whirlpool (Spa), and safety cover with reel,
- a fully fenced and secure wooded garden, offering shaded areas conducive to rest, or games since it has a bowling green, a ping-pong table, a swing, a trampoline,
- an inner courtyard closed by a gate for several vehicles,
-Reception and assistance by the owner.
-Linen is provided, beds are made for arrival.
-All shops and services within 15 minutes.
-possibility to rent on weekends, but only out of season.
Regarding the rental terms and rates, they vary according to the rental periods (weeks 29 to 33 being at the highest rate) and whether or not you wish to rent the three lots or just one, knowing that the rates posted on the site ONLY CONCERN THE RENTAL OF THE VILLA.
In addition, if for the summer holiday period of July and August bookings are only made from Saturday to Saturday, adaptations will be possible for the other periods which can also be rented for periods LESS than 7 days.
Given this latitude of choice, immediate booking is not possible, so it is advisable to contact us to define the applicable rate, the rate posted online being only INDICATIVE:
-if you wish to rent ONLY the Villa,
-if you want all three lots.
You will understand that if we cannot rent the two studios (fitted out for this purpose) we have to pass on this holiday of these two studios on the price,
Thus,
-if you wish to rent only the main villa, the studios are likely to be rented by other people,
-if you wish to rent the entire property, the studios will be made available to you, but the rental rate will be impacted since the description of the VILLA BELLA mentioned on the website DOES NOT CONCERN THE TWO STUDIOS whose rental will NECESSARILY be done in margin (for information approximate rental rate of the studios of 550 € per week for the Dina studio 27 m² and 450 € per week for the Nathan studio 21 m²).
These prices are therefore only given as an indication, so we will have to DISCUSS this beforehand.

We’ve had a nice stay. The house is situated in a beautiful location. Green surroundings, but jet only 5 minutes from the center of Aubenas. Though the start of our stay could have been better:At VRBO check in time said 16.00 o’clock, but a day before arrival the concierge told us it was 17.00 o’clock.Also at VRBO it said the house would have 7 bedrooms for 17 people, but in reality it had 6 bedrooms for 13 people plus a toddler bed. We were with 14 people and no toddler, so in fact we were a bed short, although we could sleep a 7 year old in the toddler bed. While there was a bedroom missing, a 13 year old had to sleep together with a 83 year old in the same bedroom. When we mentioned this, they opened a studio in a seperated part of the house the next day. Also the garden was a bit neglected; the grass had not been mowed and a bench was broken, so one of us almost fell.But other than that, our stay was comfortable. The beds and bedrooms were very good, as well as the bathrooms. The pool was lovely. The house was very complete, with towels and kitchenbelongings, as well as little things as soap and herbs. The kitchen was very nice and new. Also the bbq was great. There was a lot to do for everyone, especially for the kids, with games like smite, petanque, badminton, table tennis and swings.We’ve had a really good time with our family in a house with a good vibe.

Villa (hors Studios) très spacieuse et très bien aménagée
Salon / Salle à Manger principalement utilisés comme salle de jeux pour les Enfants
Véranda très très agréable lorsque le temps est incertain
Coin Repas extérieur sous Pergola spacieux et très agréable lorsque le temps s'y prête, Plancha parfaite
Cuisine légèrement sous-dimensionnée mais très bien équipée, Buanderie parfaite
2 Réfrigérateurs + 1 Réfrigérateur+Congélateur parfaits
6 Chambres très spacieuses, confortables et agréables
2 (+1) Salles de Bains très bien équipées
Jardin superbe, vaste et très bien entretenu
Piscine parfaite pour jeunes Enfants avec Parents, abords très bien aménagés
Pelouses + Boulodrome + Table ping-pong très appréciables
Propriétaires habitant à proximité, très sympathiques et très réactifs en cas de souci
4 "bémols" aisément solubles :
Chauffe-Eau électrique 200 litres sous-dimensionné, Ok si non assujetti aux heures creuses
Vidange eaux usées SdB étage mal conçue sans ventilation
Contrôle Eau Piscine un peu approximatif
Manque Râtelier à Clés ...

Un point de chute idéal pour nos vacances entre amis! Très bon accueil d'Izabela et de son mari, qui ont su se rendre disponibles au cours du séjour en cas de besoin.
Maison bien équipée, beaucoup d'espace à l'intérieur comme à l'extérieur, petits et grands ont adoré!

Izabela et son époux ont été absolument très accueillants et accommodants. La maison est idéalement située pour visiter les environs. Elle est très agréable à vivre : toute équipée et avec de nombreuses activités (pétanque, tennis de table, piscine, volley etc).
Petit bémol : les voisins ne supportent pas le bruit...
