We had a great 10 day holiday staying at Villa Nazza. Day trips to Rome, swimming in the lake, exploring Anguillara and Bracciano and relaxing at the villa. Lovely property in a quiet, calm location. 3 double bedrooms, 2 with en-suite plus 2 additional bathrooms. The 4th bedroom had bunk beds but was a lot darker and the air conditioning stopped working part way through holiday and couldn’t be easily fixed which made the room uncomfortably hot. Very well equipped villa - had everything we needed. Outside area is really nice. An apricot and lemon tree! Good seating, plenty of shade, small pool good for cooling off but too small for swimming. Maddalena the host was there to greet us and was very friendly. She was quick to respond to any questions I sent her by WhatsApp.
Not really things we didn’t like - just things to be aware of. You really need a car. Can walk to lake and Anguillara in 15 mins but quite a steep uphill to come back. Challenging in the heat. Need car to get to supermarket, train station (to get into Rome) and to visit other places on lake such as Bracciano. Would have been nice to have better info on local area and also on things like how to use the dishwasher, washing machine, put out the various bins, keep pool clean. Maybe some written guidance in different languages? A few areas of villa need updating or fixing - old dishwasher and washing machine that didn’t work very well. No electric kettle. Broken toilet seat in one bathroom stuck together with tape. Locks got stuck on two of the bathroom doors. Nothing too bad and overall it is a lovely villa to stay in.

We liked the house, pool, air-conditioning, garden, and rooms. There is a colony of feral cats that was a plus for us. The view is nice where it is not interrupted by a neighbouring building, especially towards the west at sunset. It was quiet while we were there. The house uses solar energy to heat the water (although it is limited to 800L a day). The nearby lake is nice to swim in.
Tap water is not potable, which we did not know ahead of time (arsenic levels exceed European norms). Since no filter is provided, you have to buy bottled water at a supermarket. The expectation, therefore, is that you drive a car. If you are on foot, you'll have to carry the water up a steep hill (the cost of having a view), daily. There is no sidewalk at first and cars drive fast in a blind curve, which is freaky and dangerous at night. The bedding is synthetic. This may not be a negative point for you. The washing machine is violently loud, sounding like someone wants to tear down the house and moving and rotating severely during a wash.

Beds were comfortable and everything was very clean and well kept. This house is perfect for a relaxing family vacation. It is located in a quiet and secluded area but only a very short walk (5-10 minutes) from the small village where it’s possible to find a lot of nice restaurants.
We liked everything! No complaints at all.

The house was amazing. Perfect for a get away and very close to the village. The hosts were fantastic and sent over heaps of information before the trip.
