Bagnoletto, splendid farmhouse in the open countryside

The farmhouse is situated on a plateau in the open countryside, in the middle of an organic agricultural estate of 40 hectares, 6 km from Orte, an important motorway junction (Rome-Milan, Viterbo-Terni-Perugia) and very well connected by train to Rome (45mn) and Florence (2.15 hours). This makes it ideal for those who want to alternate with a stay in total tranquility, visits to the great cities of art, Umbria and northern Lazio.
The building was completely renovated in 2006, leaving the original architectural features unchanged and adding a swimming pool (12m x 6m, depth 1.60 m). There are no other houses in the vicinity. It can accommodate 8 people in four double rooms with bathroom.
The property includes a wood, biologically cultivated fields with seasonal crops and a hazelnut grove. The farmhouse is surrounded by a large lawn with fruit trees, ancient olive trees and roses. For cars there is a parking area covered by a shading pergola.
On the ground floor there is a large dining room with a fireplace, a fully equipped kitchen, a laundry room with a service bathroom and a double bedroom, a bathroom with a shower (usable by the handicapped). In front of the living room, towards the pool, a canopy allows for outdoor dining. On the first floor there is a small study and three double rooms with their own bathroom with a large shower.
One of the bedrooms on the first floor has a double bed while the others can be twin or double. Antique family furniture alternates with modern additions. The walls are treated with lime with very colorful natural pigments.
At a lower level of the garden is the swimming pool surrounded by lawn and a solarium with tuff blocks. A small building flanked by a pergola houses a small bathroom with sink and toilet, a dressing room and a kitchenette with electric hotplates and a small fridge. Behind the building there is an outdoor shower with cold water.
The part of the property where the farmhouse is located is fenced off forming a closed area and the whole area is ideal for walks, even in the woods.

Laundry: washing machine, iron and ironing board.
Lounge: satellite TV.
Barbecue, dvd player, internet access, mosquito nets.

Prices include water, gas, final cleaning, linen for rooms and bathrooms (linen change is weekly), electricity, A/C.
Any heating consumption is not included in the price and will be payable locally based on consumption.
Upon arrival, customers will have to provide a security deposit of € 500.00 which will be returned to them at the end of the stay minus the cost of any damages incurred.
Pets € 25.00 per week. Baby cot € 30.00 per week. Extra bed € 80.00 per week.
