Welcome to Mayan Princess 305. This newly remodeled ocean front two bedroom, two and a half bath condo, offers amazing balcony views. With floor to ceiling windows which open to these large balconies, you will have panoramic views that will keep you coming back to Mustang Island year after year.
Living Area
MP305 has been recently updated throughout. This Coastal chic condo features an abundance of beach side ambiance via massive oceanfront living room windows. Lounge on the balcony with your favorite beverage to experience the best sunrises and sunsets in Port Aransas. The living area has a queen sleeper sofa, love seat, comfy occasional chairs, ceiling fan, wood ceilings, and a 55” HDTV with cable. For added convenience, there is a half bath and washer/dryer located on near the entry.
Kitchen & Dining
This newly remodeled kitchen features granite counter tops, upgraded cabinets, offset stone back splash, all in modern colors to showcase coastal living. There is a refrigerator/freezer, cook top oven, microwave, and numerous kitchen amenities to help you serve up a hearty breakfast and scrumptious dinner. There's a dining table for six, bar stools at the snack counter, and an exclusive wet bar with wine refrigerator.
Primary En-suite
Up the wood staircase is your path to a lofty and serene primary en-suite bedroom complete with an extravagant walk in shower with a rainfall shower head, bench and towel hooks. Also included are custom built in's and cabinetry with granite top vanity. At night, stream Netfilx on a flat panel cable television. From the master balcony, admire how the fleeting colors of dusk begin to fade into soft rolling sounds of waves and to awaken to those same sounds from a comfortable king size bed.
Guest En-suite
The guest bedroom is located upstairs and has a queen size bed, ceiling fan, ample closet space and dresser storage. The bathroom is located next to the bedroom and has a newly remodeled shower, vanity sink, lavatory and bath amenities to get your vacation started.
Outdoor Areas
Take in the coastal air from split level balconies, furnished with loungers and chairs on both balconies. As a guest at the Mayan Princess Condominium Resort, you'll enjoy access to several amenities; including an outdoor hot tub, private boardwalk, and three tropical pools (the deeper pool is open year-round and heated during the cooler months).
Poolside BBQ pits and picnic tables are available on a first come basis.
All sporting items can be checked out and returned to the front desk.

We visited Port Aransas area and found this lovely place. I was so impressed with the lodging, the view, beach and pool that I hope to return again. Everything we needed was there and the place was super clean and decorated very nice. It is Truley a beach home and very quiet.We highly recommend this location and thanks to the owner for allowing us to visit.Dan and Savanna C.April 2025

Beautiful condo and location. Loved sitting out on the balcony and taking in the views.
Make sure to bring extra supplies. Only given two trash bags, 2 pods for dishwasher and a tiny bottle of dish soap. Pool towels are tiny so bring your own!

We were fortunate enough to have stayed in this immaculate condo twice now.
Not one thing is overlooked in this beautifully appointed home away from home. They have thought of everything making it easy to enjoy your beach getaway.
Walk in to wall to wall, floor to ceiling windows overlooking the gulf. Stools, a high top table and chairs were perfect for breakfast on the balcony soaking into the sounds of the beach.
Comfy couches and beautiful dining table to seat six in the event you made a meal. (Wouldnt Thanksgiving dinner be amazing there!?)
The kitchen has everything you need to make meals, snacks, and the perfect drinks. They thought of it all.
Perfect half bath downstairs with an in unit washer and dryer.
Upstairs there is the most amazing master bedroom you'll ever see on the beach!
MORE wall to wall windows with YOUR private balcony. Hightop table and two chairs to enjoy your coffee on the balcony without ever leaving your room.
Speaking of coffee, you have your own coffee bar, mini-fridge and seating area for two. Another reason to never leave your room!
The master bath has a walk-in shower fit for kings and queens alike. Did you forget some toiletries? Don't worry -- they again thought of it all for you just in case. Gorgeous lighting and mirrors galore to check out your new tan!
Our guests told us they slept like babies in the guest bedroom and their en suite.
Even the staircase has motion sensors on each step to light your path.
Did I mention they thought of everything?
Three pools, private beach access, barbeque pits, ping pong table, everything was perfect.
You will love every minute of your beach getaway here. We already cannot wait to return.
