Located in Phippsburg’s charming West Point, this cottage, affectionately known as The Schoolhouse, is a beautifully restored historic building with a rich past. Once a cherished schoolhouse and later a renowned boathouse, this distinctive property now blends its storied heritage with artistic charm, inviting design, and stunning light-filled rooms. Its thoughtfully curated interior features soaring ceilings, warm wood accents, and stylish yet comfortable furnishings that create a space perfect for relaxation and reflection.

Enjoy morning coffee outside or on the upstairs balcony overlooking the wooded forest and listen to the birds. Our back patio with a firepit is the perfect setting to enjoy evening cocktails and gaze at the star-filled sky.

The open kitchen is stocked with all the essential appliances for bakers, chefs, and coffee lovers. We have plenty of toys, books, and games for kids and adults alike, including a game room with a foosball table and a chalkboard wall to keep the spirit of the schoolhouse alive!

Beyond its walls, the area invites exploration and adventure. Hike through nearby trails, discover the serene coastline of The Basin Preserve, or visit Wallace Circle — a working fishing village where you can buy fresh lobster or enjoy oysters harvested straight from the waters. For an unforgettable evening, take a sunset cruise to explore historic islands like Malaga Island, rich with stories of the past.

Overall it was excellent and would rate it 4.5 stars not 4. Emily the host was very responsive, communicated very well, made great suggestions and check-in/out was easy. Extremely well decorated and VERY charming.It had everything we needed, great shower and amenities. Plus location as driving to Popham Beach, Bath, Freeport, Booth Bay Harbor, other beaches and even Portland were fast and easy commutes. Fresh lobster nearby steamed while you wait from Crabby Lobster Seafood (just follow the signs on Sebasco Road) made for delicious lobster rolls. The only deduction of a half star is that 3 of our 4 family members are over 6' tall and the attic/loft bedroom was quite a low ceiling. Also, the second loft bedroom with 2 twin beds were quite short better suited for small children.That being said we would still recommend.

Emily’s former schoolhouse was a rare find. I would highly recommend. The kitchen was fantastic. So well equipped and generously stocked with everything you’d typically have to supply yourself in many rentals. And Emily was a fabulous host - responsive, knowledgeable and gracious.

My family and I had an amazing time at the schoolhouse. It is much bigger than the pictures show! Great beds, the couches will force you to nap, and we had so much fun exploring the area. They had everything you need for fun at the beach, and lots of options for kids to keep busy. Highly recommend!

The property was clean and well stocked with everything you need. We were greeted with fresh flowers and homemade baked goods. The property owner was very responsive to communications and provide a folder with everything you need concerning the house and local attractions. It was a very pleasant stay.
